Budding splits the colony
Species with many queens, such as Argentine ants and several house ants, respond to a repellent spray by relocating. A few hundred workers and a queen move to a new spot, and you now have two colonies instead of one.

Where Eastlakes sits, who covers it and what it costs.
If you are in Eastlakes or anywhere else in 2018, you are in our Eastern Suburbs patch, 5.9 km south of the CBD. Our technicians are through Eastlakes most days, so same-day attendance is usually available.
A lot of our Eastlakes jobs are in the streets around The Australian Golf Club and Elalamein Park, and we are out near Gunyama Park Aquatic and Recreation Centre regularly enough that the technician usually knows the access before they arrive.
The suburb sits in the Waverley, Randwick and Woollahra area. Rosebery, Beaconsfield and Mascot are all covered on the same day, so a problem that has spread across a boundary can be handled in one visit. The coastal damp is the part that matters: sub-floors and ground-floor wet areas rarely dry out properly.
Around Eastlakes the pattern is fairly consistent: apartments where the problem is really in the building rather than the flat. Tell us which it is on the phone and we will come prepared for it.
All of 2018 falls inside the area we service.
You get a confirmed time, not a window. We plan the 2018 run the day before, and if Rosebery or Beaconsfield is on the same round there is often an earlier slot going.
People expect a single nest. Coastal brown ants and Argentine ants run dozens of connected nests across a property and beyond it, so the question is never just where it is but how far it goes.
If there are ants running up a shrub beside a Eastlakes house, look for scale or aphids on it. They are farming, and that food source is what sustains the colony.
After heavy rain the opposite happens - flooded nests push colonies up and inside. Both extremes send ants into Eastlakes houses for different reasons.
Each of these behaves differently, so the bait and the placement change too. Two photos come from our own jobs.

The small glossy black one you find in the kitchen. It runs along skirtings, window frames and cabling, nesting in wall cavities, roof voids and the edges of garden beds, and it takes sweet bait without much persuading.

Tiny brown ants with a larger-headed soldier caste. The giveaway is loose sandy soil pushed up between pavers, along slab edges and in grout. Colonies are large with many nests, and oil-based granular baits work well.

Fast-moving, small and dull brown, in thick trails. Its nests are multi-queen and interconnected with neighbouring nests, so it spreads across properties - and repellent sprays accelerate exactly that.

Big ants, usually out after dark, nesting in soil, hollow trees and timber that has gone soft or damp. They are not the structural threat their overseas relatives are, but finding one in a wall usually means there is a leak behind it.

An Elite job photo showing a nest in masonry. Weep holes and cracked mortar lead into the wall cavity - the spot black house ants most often choose.

From an Elite job - gel bait set down on a live trail. The ants feed and carry it back to the nest, which is why we ask you not to wipe or spray that trail afterwards.
Where ants appear usually tells us where the nest is and which species we are dealing with.
When they come in from the outside wall, the nest is usually in the cavity or just outside in the garden. We work back from the entry point.
If fine soil keeps appearing in the paving joints and along the drive, coastal brown ants are nesting beneath it.
Ants nesting in switches and electrical fittings are drawn to the warmth. Do not spray into power points; tell us so we can treat safely.
Mating flights produce the winged swarms you see in spring and summer. Finding them indoors suggests a mature colony inside rather than outside.
When trails appear around the shower, vanity or toilet, moisture is the reason - often a slow leak the colony is drinking from.
Bull ants and jumper ants nest in the lawn and garden beds. The sting is genuinely painful and in some people causes a serious allergic reaction.

The difference matters. Retail sprays are repellent - ants sense them and avoid the treated area. Non-repellent products cannot be detected, so foragers cross them, pick up the active and take it back to the nest.
A colony only takes bait if it wants that food at that moment. Ants switch between sugar and protein as their brood needs change, so we test preferences and change baits when needed.
Results come over days as the bait spreads. Spray the trail the next morning and you have killed the ants that were carrying it home. Our blog explains budding in more detail.
Tracing first, then baits and non-repellent products that do the work after we leave.
We identify the ant and follow trails back to entry points and nests in walls, paving, garden edges and roof spaces.
Sweet, protein and oil-based baits are offered in small amounts so the colony shows us its current preference.
We run gel along the active trails, window frames and skirting, keeping every placement out of reach of children and animals.
A non-repellent treatment around the foundation, weep holes, door frames and paths intercepts ants coming in.
Under-paver and lawn-edge nests are handled with granular bait, or treated directly where that is better.
You receive the job summary in writing, guidance on what to leave alone, and 6 months of warranty on the general treatment.
The same bait does not suit every ant. This is how we choose.
| Species | Usually feeding on | Treatment approach | Common mistake |
|---|---|---|---|
| Black house ant | Mostly sweet liquids and honeydew, with protein demand during brood rearing | Gel bait along the trail, plus non-repellent treatment to weep holes and door frames | Daily detergent wiping of trails - it moves the foraging rather than stopping it |
| Coastal brown ant | Protein and oil | Oil-based granular bait applied to paving and lawn edges | Pouring insecticide into one pile and assuming that was the colony |
| Argentine ant | Sugars primarily, sometimes protein | Slow-acting baits combined with non-repellent treatment across the boundary | A repellent barrier, which splits nests that hold many queens |
| Sugar ants (Camponotus) | Sweet foods and insects, active after dark | Night trail inspection, baiting near the nest, and dealing with damp timber | Inspecting in daylight when the colony is not foraging |
| Bull ants and jumper ants | Nectar and insects, outdoors | Treating the nest directly where it sits in lawn or garden bed | Digging the nest out by hand, which is how people get stung |
| Time of year | What is happening | What to watch for |
|---|---|---|
| Early spring (Sept to Oct) | Activity resumes and brood rearing starts, so the colony wants protein | Trails appearing indoors again, and fresh sand piles in the paving |
| Late spring to summer (Nov to Feb) | Foraging at its height, and mating flights whenever it turns warm and humid | Winged ants indoors, and much heavier trails after storms and heatwaves |
| Autumn (Mar to May) | Colonies are at full size and stock up before cooler weather | Trails into pantries and pet food |
| Winter (Jun to Aug) | Outside activity drops away, though nests in warm wall cavities carry on | Ants near heaters, hot water units and in the kitchen |
Most failed ant treatments come down to what happens in the week after.
A storm is the most reliable trigger for an indoor ant problem. Nests in soil and paving flood, and the colony relocates somewhere dry, meaning your building.
A single trail across a Eastlakes prep bench during an inspection is enough to cause a problem. The program is built to prevent that rather than react to it.
Activity climbs from early spring as colonies start brood-rearing, peaks through the hot months and tails off in autumn. Treating in early spring around Eastlakes gets ahead of it rather than chasing it.
We follow the trail back to the colony rather than treating the spot where you noticed it.
Baits are matched to the species and the season rather than used as a default.
Non-repellent products that foragers carry home, instead of sprays that scatter the colony.
General treatments come with 6 months. Ants back within that window means we come back too.

Same-day attendance is usually available. We are about 5.9 km south of the city here, and Eastlakes is covered by the Eastern Suburbs team.
The air never really dries out near the water, so sub-floors and lower rooms hold moisture through the year. ants need that damp more than they need food, and here they always have it.
Units near the water and houses set back from it, with damp sub-floors the common factor in both.
Yes. Houses, townhouses, units, strata common property, rentals and commercial sites in Eastlakes 2018 are all part of what we do, and the paperwork is the kind agents accept.
It is, applied properly. We put product into cracks, voids and stations rather than across open surfaces, and we will tell you what to stay off and for how long before we leave.
You do not normally need to leave. Anything requiring an empty room is short, and you will know about it before the work starts.
An hour to two hours covers most jobs. The size of the building and the extent of the problem are what change it.
Every general treatment carries a 6-month warranty. That is the point of the warranty - you do not pay twice for the same problem.
Yes. As well as Eastlakes we cover Rosebery, Beaconsfield, Mascot and Zetland on the same runs, so a job that crosses a boundary can be handled in one visit.
