Budding splits the colony
Multi-queen species - Argentine ants and several house ants among them - react to a repellent by splitting. A queen and a few hundred workers relocate, and one colony becomes two.

Our Hawkesbury & the Rural North-West technicians cover Freemans Reach and the rest of 2756 as a matter of course - it is only about 51.1 km north-west of the city. We travel out to Freemans Reach on planned runs through the Hawkesbury & the Rural North-West, so booking a day ahead gets you the best slot.
Around Freemans Reach we are most often working near Geaks Reserve.
This is the Hawkesbury area, and our runs here also take in Glossodia, Clarendon and Richmond. With acreage the problem is often outside the house entirely - sheds, woodpiles and outbuildings get inspected too.
Most Freemans Reach bookings come in as rural-residential homes where it started in a stable or a feed store. Say which one applies when you call 1300 313 373 and the technician will have the right products on the van.
Every part of 2756 is covered as standard.
You get a confirmed time, not a window. We plan the 2756 run the day before, and if Glossodia or Clarendon is on the same round there is often an earlier slot going.
What looks like a queue is a chemical road. Each worker reinforces it on the way back, so the trail gets stronger the better the food is - and re-forms along the same skirting the moment the cleaning dries.
Ants in timber are a symptom. They do not create the damp, they move into timber the damp has already softened, so the leak matters more than the ants.
People expect a single nest. Coastal brown ants and Argentine ants run dozens of connected nests across a property and beyond it, so the question is never just where it is but how far it goes.
Each of these behaves differently, so the bait and the placement change too. Two photos come from our own jobs.

Small, shiny and black, and one of the most common kitchen ants in Sydney. It trails along skirting boards, window frames and power cables, and nests in wall voids, roof spaces and garden edges. It readily takes sweet baits.

Tiny brown ants with a larger-headed soldier caste. The giveaway is loose sandy soil pushed up between pavers, along slab edges and in grout. Colonies are large with many nests, and oil-based granular baits work well.

Small and flat brown in colour, running in dense fast trails. Because nests hold many queens and join with those next door, the infestation is usually bigger than one property. Never spray a repellent on it.

Large and mostly nocturnal, nesting in soil, hollow trees and damp or softened timber. They rarely damage structure here, though a nest inside a wall is a reliable sign of moisture that needs attention.

Photo from an Elite job: an ant nest emerging from a mortar joint. Weep holes and cracked mortar lead straight into the wall cavity, which is where many black house ant colonies live.

Photo from an Elite job: gel bait placed along an active trail. The ants are left to feed and carry the bait home, so we ask customers not to wipe or spray the trail afterwards.
Where ants appear usually tells us where the nest is and which species we are dealing with.
Ants arriving from the outside wall usually nest in the cavity or garden edge. The entry point is where we start tracing.
Fine sand pushed up through paving, driveway and slab joints is coastal brown ants underneath, almost without exception.
A nest in a power point or appliance is about warmth. Spraying into electrical fittings is dangerous - tell us and we will treat it the right way.
Swarming winged ants in spring or summer are a mating flight. Seen inside the house, it often means the colony is mature and in the building.
Bathroom trails around the shower, basin or toilet normally mean water: damp in the wall cavity, or a slow leak supplying the colony.
These are the bull ants and jumper ants nesting in lawns and beds - a painful sting, and a risk of serious allergic reaction for some.

Supermarket sprays are repellent: ants detect them and walk around them. Professional non-repellent products are not detected, so foragers walk through, pick up the active and carry it back to nest mates.
If the bait is not what they want today, they will walk past it. Preference moves between sugar and protein with brood demand, so we test and change as needed.
Bait takes days to work through a colony. If you spray the trail the day after we leave, you kill the couriers. Our blog explains budding in more detail.
Tracing first, then baits and non-repellent products that do the work after we leave.
Identification comes first. Then we trace the trails to the entry points and the nests themselves, whether those are in walls, paving, garden edges or the roof.
Sweet, protein and oil-based baits are offered in small amounts so the colony shows us its current preference.
Gel is placed on the trails themselves - along window frames and skirting boards - and positioned out of reach of children and pets.
A non-repellent band around the footings, weep holes, door frames and paths catches ants as they come in.
Granular bait, or direct nest treatment, for the coastal brown ant nests under paving and at lawn edges.
A written summary, clear advice on what not to spray afterwards, and a 6-month warranty on the general treatment.
The same bait does not suit every ant. This is how we choose.
| Species | Usually feeding on | Treatment approach | Common mistake |
|---|---|---|---|
| Black house ant | Sugary liquids and honeydew, plus protein when raising brood | Sweet gel bait on trails, non-repellent perimeter at weep holes and frames | Wiping trails with detergent daily, which keeps the colony foraging elsewhere |
| Coastal brown ant | Protein and oils | Oil-based granular bait on paving and lawn edges | Pouring boiling water or insecticide into one pile while dozens of nests remain |
| Argentine ant | Chiefly sugars, with protein at intervals | Slow-release baits plus a non-repellent treatment along the property line | Repellent sprays at the boundary, which make a multi-queen colony bud |
| Sugar ants (Camponotus) | Sweet foods and insects, active after dark | Night trail inspection, baiting near the nest, and dealing with damp timber | Inspecting in daylight when the colony is not foraging |
| Bull ants and jumper ants | Insects and nectar, always outside | The nest itself is treated directly, in lawn or garden bed | Hand-digging a nest, which reliably ends in stings |
| Time of year | What is happening | What to watch for |
|---|---|---|
| Early spring (Sept to Oct) | Colonies wake up and start raising new brood, so protein demand rises | First trails indoors, sand piles reappearing in paving |
| Late spring to summer (Nov to Feb) | Peak foraging, mating flights after warm humid weather | Winged ants, heavy trails after storms and heatwaves |
| Autumn (Mar to May) | Colonies peak in size and stock up for the cooler months | Trails into the pantry and around pet bowls |
| Winter (Jun to Aug) | Outside activity drops away, though nests in warm wall cavities carry on | Ants near heaters, hot water units and in the kitchen |
Most failed ant treatments come down to what happens in the week after.
If a trail runs up a shrub rather than into the house, the colony is farming aphids or scale for honeydew. Treating indoors will not stop it; the plant has to be dealt with too.
Ants in the cavity of a Freemans Reach house will appear at power points, architraves and ceiling roses - anywhere the cavity opens into the room.
Mulch against the wall, a shrub touching the eaves and a damp garden bed along the footings all put ants within reach of the building. In Freemans Reach we routinely find the colony is in the garden, not the house.
Trails are traced to the colony, not just sprayed where you saw them.
Sweet, protein or oil-based baits chosen for the ant and the season.
We use non-repellents the foragers carry back, not sprays that split the colony up.
If ants return within 6 months of a general treatment, we return at no charge.

Get a Free QuoteAnt treatment starts from $89. What changes the figure is the size of the building, how many areas are affected and the access. You get that number up front for Freemans Reach 2756, with no call-out fee. Every general treatment carries a 6-month warranty.
We cover it on scheduled runs, so a day's notice gets you the best slot. Freemans Reach sits roughly 51.1 km north-west of the CBD, inside our Hawkesbury & the Rural North-West run, so we book a time and keep to it.
There is simply more harbourage on a block this size. Sheds, stacked timber, feed stores and open ground all hold ants populations long before the house is involved.
Rural-residential stock - house plus outbuildings - and both get looked at.
We do. A lot of our Freemans Reach work is rentals and strata, so the report, the products used and the areas treated are all recorded in writing for whoever needs them.
It is, applied properly. We put product into cracks, voids and stations rather than across open surfaces, and we will tell you what to stay off and for how long before we leave.
You do not normally need to leave. Anything requiring an empty room is short, and you will know about it before the work starts.
Between one and two hours covers the majority of jobs. We do not book so tightly that a technician has to cut a job short.
Every general treatment carries a 6-month warranty. That is the point of the warranty - you do not pay twice for the same problem.
