Budding splits the colony
A repellent does not kill a multi-queen colony, it divides it. A queen and several hundred workers shift to a new site, leaving you with two nests instead of one.

What we cover in Leets Vale, and how quickly we can get there.
Postcode 2756 covers Leets Vale and the streets immediately around it. At about 54.1 km north-west of the CBD it falls in the Hawkesbury & the Rural North-West, where we have vans out daily. We travel out to Leets Vale on planned runs through the Hawkesbury & the Rural North-West, so booking a day ahead gets you the best slot.
Around Leets Vale we are most often working near Del Rio Golf Course.
The suburb sits in the Hawkesbury area. Maroota, Wisemans Ferry and Lower Portland are all covered on the same day, so a problem that has spread across a boundary can be handled in one visit. With acreage the problem is often outside the house entirely - sheds, woodpiles and outbuildings get inspected too.
What we see in Leets Vale is rural-residential homes where it started in a stable or a feed store. Describing it accurately when you book saves a second visit.
Every part of 2756 is covered as standard.
The 2756 run is set the day before and you are given an arrival time. Where Maroota and Wisemans Ferry fall on the same round, we can usually bring the visit forward.
Many ants get most of their sugar from honeydew - the secretion of aphids and scale insects they actively protect on garden plants. A Leets Vale garden with a scale problem is feeding the ant colony that then comes indoors.
Ants in timber are a symptom. They do not create the damp, they move into timber the damp has already softened, so the leak matters more than the ants.
In a dry spell ants move indoors looking for moisture, which is why a spotless Leets Vale kitchen still gets trails in January. The sink, the pet bowl and the shower recess are the attractions.
Each of these behaves differently, so the bait and the placement change too. Two photos come from our own jobs.

The small glossy black one you find in the kitchen. It runs along skirtings, window frames and cabling, nesting in wall cavities, roof voids and the edges of garden beds, and it takes sweet bait without much persuading.

Small brown ants that include a bigger-headed soldier caste. Sandy soil pushed up between pavers and along slab edges gives them away. Colonies run to many nests, and oil-based granular bait is what works.

Dull brown, small, and noticeable for the thickness and speed of its trails. Multi-queen nests connect to neighbouring ones, which is how an infestation covers several properties. Repellents make it markedly worse.

Large ants, often active at night, that nest in soil, hollow trees and softened or damp timber. Unlike the notorious overseas species they are rarely a structural pest, but a nest in a wall often points to a leak worth fixing.

Taken on an Elite job: a mortar joint with a nest behind it. Weep holes and failed mortar are a direct path into the cavity, where many black house ant colonies establish.

From an Elite job - gel bait set down on a live trail. The ants feed and carry it back to the nest, which is why we ask you not to wipe or spray that trail afterwards.
Where ants appear usually tells us where the nest is and which species we are dealing with.
A trail in from the outside wall means the colony is in the cavity or the garden edge - the entry point is what we follow.
If fine soil keeps appearing in the paving joints and along the drive, coastal brown ants are nesting beneath it.
A nest in a power point or appliance is about warmth. Spraying into electrical fittings is dangerous - tell us and we will treat it the right way.
Those spring and summer swarms of winged ants are mating flights. If they are coming out inside the house, there may be a mature colony in the building.
When trails appear around the shower, vanity or toilet, moisture is the reason - often a slow leak the colony is drinking from.
These are the bull ants and jumper ants nesting in lawns and beds - a painful sting, and a risk of serious allergic reaction for some.

Ants can detect a supermarket spray and will simply route around it. A professional non-repellent is undetectable, so they walk through it and carry the active home to the colony.
Bait is only taken if it matches what the colony wants right now. Their preference moves between sugar and protein as the brood changes, so we test and switch baits accordingly.
It takes days for bait to move through a colony. Spraying the trail the day after our visit kills the very ants delivering it - our blog explains budding in more detail.
Tracing first, then baits and non-repellent products that do the work after we leave.
Species confirmed, then trails traced to entry points and to the nests - walls, paving, garden edges, roof space.
A test with small amounts of each bait type - sweet, protein, oil-based - tells us what the colony wants at this point in its cycle.
Gel is placed on the trails themselves - along window frames and skirting boards - and positioned out of reach of children and pets.
A non-repellent band around the footings, weep holes, door frames and paths catches ants as they come in.
Coastal brown ant nests under paving and along lawn edges get granular bait or direct treatment.
You get a summary, advice on what not to spray, and a 6-month warranty on the general treatment.
The same bait does not suit every ant. This is how we choose.
| Species | Usually feeding on | Treatment approach | Common mistake |
|---|---|---|---|
| Black house ant | Sugars and honeydew, turning to protein while brood is being raised | Sweet gel on the trails themselves, with a non-repellent at weep holes and frames | Cleaning the trail off every day, which just sends them foraging somewhere else |
| Coastal brown ant | Oils and protein rather than sugars | Granular bait with an oil base, spread on paving and at the lawn edge | Boiling water down one hole - there are dozens of other nests |
| Argentine ant | Chiefly sugars, with protein at intervals | Slow-release baits plus a non-repellent treatment along the property line | Repellent sprays at the boundary, which make a multi-queen colony bud |
| Sugar ants (Camponotus) | Sweet foods and insects, mostly at night | Night-time trail inspection, bait near the nest, fix moisture in timber | Treating only in daylight when the ants are not active |
| Bull ants and jumper ants | Nectar and insects, outdoors | Treating the nest directly where it sits in lawn or garden bed | Digging the nest out by hand, which is how people get stung |
| Time of year | What is happening | What to watch for |
|---|---|---|
| Early spring (Sept to Oct) | Activity resumes and brood rearing starts, so the colony wants protein | Trails appearing indoors again, and fresh sand piles in the paving |
| Late spring to summer (Nov to Feb) | The busiest foraging period, with mating flights after warm humid weather | Winged ants on the wing, and thick trails after a storm or a hot spell |
| Autumn (Mar to May) | Colonies peak in size and stock up for the cooler months | Trails into the pantry and around pet bowls |
| Winter (Jun to Aug) | Little happening outdoors, but a nest in a heated wall stays active | Activity around heaters, the hot water unit and kitchen areas |
Most failed ant treatments come down to what happens in the week after.
Ants in the cavity of a Leets Vale house will appear at power points, architraves and ceiling roses - anywhere the cavity opens into the room.
Food premises need bait placement that will not contaminate, and records of what was used where. That is a different job from a domestic callout.
We are around Del Rio Golf Course most weeks and cover every street in 2756, including the ones off the main roads.
Trails are traced to the colony, not just sprayed where you saw them.
Sweet, protein or oil-based, picked to suit the ant and the point in the season.
Sprays that scatter a colony are avoided entirely in favour of non-repellents the ants deliver themselves.
Six months of warranty on a general ant treatment, and a return visit if they come back inside it.

Get a Free QuoteAnt treatment starts from $89. We quote on the property rather than the postcode, so a unit in Leets Vale and a large house are priced differently. The figure is fixed before any work starts. Every general treatment carries a 6-month warranty.
We cover it on scheduled runs, so a day's notice gets you the best slot. Leets Vale is about 54.1 km north-west of the CBD in the Hawkesbury & the Rural North-West, and we give you a firm arrival time rather than an all-day window.
There is simply more harbourage on a block this size. Sheds, stacked timber, feed stores and open ground all hold ants populations long before the house is involved.
Acreage and rural-residential homes. We inspect the outbuildings and woodpiles alongside the house.
