Budding splits the colony
Multi-queen species - Argentine ants and several house ants among them - react to a repellent by splitting. A queen and a few hundred workers relocate, and one colony becomes two.

North Bondi is part of the Eastern Suburbs, 6.9 km or so east of the GPO, and 2026 is a postcode we know well. Our technicians are through North Bondi most days, so same-day attendance is usually available.
Around North Bondi we work the pockets near Westfield Bondi Junction, Bondi Park and Marks Park most often, so the van is rarely far away when a job comes in.
We work under the Waverley, Randwick and Woollahra area here, and Bondi Beach, Tamarama and Dover Heights are all on the same route, which matters when ant problems are moving between adjoining properties. Being this close to the coast, sub-floors and ground-floor bathrooms stay damp most of the year, which is the condition that keeps activity going.
Most North Bondi bookings come in as ground-floor units with a damp sub-floor, and houses where the garage sits below the living level. Say which one applies when you call 1300 313 373 and the technician will have the right products on the van.
Beyond that we are regularly around Bondi Beach, and out as far as Tamarama Beach. If you are anywhere in 2026, you are inside the area we run.
Your appointment is confirmed the day before with a real arrival time. Because Bondi Beach and Tamarama are covered on the same round, 2026 often has an earlier slot available.
In a dry spell ants move indoors looking for moisture, which is why a spotless North Bondi kitchen still gets trails in January. The sink, the pet bowl and the shower recess are the attractions.
What looks like a queue is a chemical road. Each worker reinforces it on the way back, so the trail gets stronger the better the food is - and re-forms along the same skirting the moment the cleaning dries.
Many ants get most of their sugar from honeydew - the secretion of aphids and scale insects they actively protect on garden plants. A North Bondi garden with a scale problem is feeding the ant colony that then comes indoors.
Each of these behaves differently, so the bait and the placement change too. Two photos come from our own jobs.

Small, shiny and black, and one of the most common kitchen ants in Sydney. It trails along skirting boards, window frames and power cables, and nests in wall voids, roof spaces and garden edges. It readily takes sweet baits.

Tiny and brown, with a distinct large-headed soldier. The sign is loose sand appearing between pavers, along the slab edge and in grout lines. Many nests to a colony, which is why we use oil-based granular baits.

Small, dull brown and fast-moving in thick trails. Nests hold many queens and connect with neighbouring nests, so infestations can stretch across several properties. Repellent sprays are especially counter-productive with this species.

These are the large night-active ants that nest in soil, hollow trees and timber that has softened with damp. Structural damage is uncommon in Australia, but a wall nest points to a leak worth chasing.

An Elite job photo showing a nest in masonry. Weep holes and cracked mortar lead into the wall cavity - the spot black house ants most often choose.

From an Elite job - gel bait set down on a live trail. The ants feed and carry it back to the nest, which is why we ask you not to wipe or spray that trail afterwards.
Where ants appear usually tells us where the nest is and which species we are dealing with.
A trail in from the outside wall means the colony is in the cavity or the garden edge - the entry point is what we follow.
Fine sand pushed up through paving, driveway and slab joints is coastal brown ants underneath, almost without exception.
Electrical fittings and switches stay warm, which is why ants nest in them. Do not spray into them; let us know and we will handle it properly.
Winged ants swarming in the warmer months are reproductives on a mating flight. Indoors, that can indicate an established colony within the structure.
Ant trails at the shower, vanity or toilet usually come down to moisture - either damp in the wall or a slow leak they are drinking from.
These are the bull ants and jumper ants nesting in lawns and beds - a painful sting, and a risk of serious allergic reaction for some.

Ants can detect a supermarket spray and will simply route around it. A professional non-repellent is undetectable, so they walk through it and carry the active home to the colony.
If the bait is not what they want today, they will walk past it. Preference moves between sugar and protein with brood demand, so we test and change as needed.
A bait program works over days. The worst thing you can do is spray the trail once we have gone - those ants are the delivery system. See our blog on budding in more detail.
Tracing first, then baits and non-repellent products that do the work after we leave.
We work out which ant it is and follow the trails back, which is what locates nests in wall cavities, under paving, along garden edges and in roof spaces.
Sweet, protein and oil-based baits are offered in small amounts so the colony shows us its current preference.
Indoor placements are gel on the trail - skirting, window frames, travel routes - sited away from children and pets.
Outside, a non-repellent goes around the foundation, weep holes, door frames and paths, so ants coming in pick it up on the way.
Granular bait, or direct nest treatment, for the coastal brown ant nests under paving and at lawn edges.
You receive the job summary in writing, guidance on what to leave alone, and 6 months of warranty on the general treatment.
The same bait does not suit every ant. This is how we choose.
| Species | Usually feeding on | Treatment approach | Common mistake |
|---|---|---|---|
| Black house ant | Sugary liquids and honeydew, plus protein when raising brood | Sweet gel bait on trails, non-repellent perimeter at weep holes and frames | Wiping trails with detergent daily, which keeps the colony foraging elsewhere |
| Coastal brown ant | Protein and oils | Oil-based granular bait on paving and lawn edges | Pouring boiling water or insecticide into one pile while dozens of nests remain |
| Argentine ant | Sugar for the most part, with periodic protein demand | Slow baits and a non-repellent applied along the property line | Using a repellent barrier spray - it divides the multi-queen colony |
| Sugar ants (Camponotus) | Nocturnal, on sweet foods and insects | Trails inspected at night, bait placed near the nest, timber moisture fixed | Only ever treating during the day, when there is nothing to see |
| Bull ants and jumper ants | Outdoor feeders on insects and nectar | Direct treatment of the nest in the lawn or garden bed | Opening the nest up by hand and being stung for it |
| Time of year | What is happening | What to watch for |
|---|---|---|
| Early spring (Sept to Oct) | Activity resumes and brood rearing starts, so the colony wants protein | Trails appearing indoors again, and fresh sand piles in the paving |
| Late spring to summer (Nov to Feb) | The busiest foraging period, with mating flights after warm humid weather | Winged ants on the wing, and thick trails after a storm or a hot spell |
| Autumn (Mar to May) | Colonies reach full size and start stocking up ahead of the cold | Trails heading for the pantry and the pet food bowl |
| Winter (Jun to Aug) | Little happening outdoors, but a nest in a heated wall stays active | Activity around heaters, the hot water unit and kitchen areas |
Most failed ant treatments come down to what happens in the week after.
The Eastern Suburbs pattern is a surge after the first warm fortnight, then steady pressure into March. A colony treated in September is a fraction of the job it is in January.
Honeydew is a sugar supply the colony will defend. We point out the plant on a North Bondi job because otherwise the trail simply re-establishes.
Anywhere in 2026, or over toward Bondi Beach, is inside the area we treat at the same price.
Trails are traced to the colony, not just sprayed where you saw them.
Sweet, protein or oil-based, picked to suit the ant and the point in the season.
Non-repellent products that foragers carry home, instead of sprays that scatter the colony.
General treatments come with 6 months. Ants back within that window means we come back too.

Same-day attendance is usually available. North Bondi sits roughly 6.9 km east of the CBD, inside our Eastern Suburbs run, so we book a time and keep to it.
The sea air is the factor people miss. It keeps sub-floors and ground-floor bathrooms damp long after summer, which is enough to keep ants going.
Units near the water and houses set back from it, with damp sub-floors the common factor in both.
