Days 1 to 3
Expect more sightings, not fewer - slow-moving cockroaches out in the open or dead on the floor. That is the bait and growth regulator taking effect. Sweep them up.

What we cover in Banksmeadow, and how quickly we can get there.
Banksmeadow is part of the Inner South & City Fringe, 9.8 km or so south of the GPO, and 2019 is a postcode we know well. Our technicians are through Banksmeadow most days, so same-day attendance is usually available.
A good share of our Banksmeadow work is in the streets around Bonnie Doon Golf Course and Nancy Hillier Park.
We work under the City of Sydney and Bayside area here, and Botany, Pagewood and Hillsdale are all on the same route, which matters when cockroach problems are moving between adjoining properties. The building stock is close-packed, so we look at what the property adjoins before deciding where product goes.
The cockroach calls we take from Banksmeadow are mostly terraces and semis where the problem has come through a shared wall. If yours is one of them, mention it when you ring 1300 313 373 - it changes what the technician brings.
The whole of 2019 is on our regular run.
You get a confirmed time, not a window. We plan the 2019 run the day before, and if Botany or Pagewood is on the same round there is often an earlier slot going.
A cockroach can last weeks on almost nothing to eat but only days without water. That is why perfectly clean Banksmeadow kitchens still get them: a dripping tap, a sweating pipe or a damp dishwasher seal is enough.
One at night is a cockroach. One at midday is a population. When harbourage fills up they are forced into the open to find somewhere else, which is why daytime activity changes how we scope the job.
The odour is a useful diagnostic. We can often tell from it how long a Banksmeadow problem has been running, and it is also why treatment includes advice on what to clean or discard afterwards.
Knowing the species tells us where the nest is and which treatment will work. Two of these photos are from our own Sydney jobs.

Small, 12 to 15 mm, light brown, marked with two dark stripes behind the head. This is the indoor breeder: it wants warmth, food and damp, and a kitchen supplies all three.

Reddish-brown and as long as 4 cm. It belongs to the drainage system - sewers, stormwater pits, grease traps, the subfloor - and arrives in the kitchen overnight from there.

Similar in size to the American cockroach, told apart by the yellow margins at the head and wing edges. An outdoor species - gardens, mulch, the subfloor - that makes its way in.

Small, with light bands across the back. Unlike the others it avoids damp, preferring warm dry places up high - behind wall hangings, inside appliance housings and in upper cupboards.

One of our Sydney inspections, showing German cockroach activity. The harbourage itself tells the story: droppings, cast skins and egg cases give us both the species and the scale.

From an Elite commercial job: harbourage found inside kitchen equipment. The motor housing, the door seal and the hollow leg hold warmth after close and almost never get cleaned out.
Where and when you see them is often a better clue than size. Use this to tell us what you are seeing when you call.
| What you see | Likely species | Where the nest usually is | What treatment focuses on |
|---|---|---|---|
| Daytime sightings near the sink, plus specks of droppings along the joins in cupboards | German cockroach - the one species that lives and breeds indoors | Hinges and drawer runners, the gap behind fridge and dishwasher, behind kickboards, inside motor housings | A bait rotation paired with a growth regulator, placed into cracks rather than sprayed about |
| One or two large cockroaches at night near the laundry, bathroom or floor waste | American cockroach | Sewer and stormwater pits, subfloor, dry floor-waste traps | Drain and pit treatment, subfloor, sealing gaps around pipes |
| Yellow-edged cockroaches in the garage, or coming through a door from the garden | Australian cockroach | Mulch and leaf litter, woodpiles, and the roof void | External perimeter, a dusting through the roof void, and clearing garden harbourage |
| Small cockroaches behind frames and in the TV cabinet, nowhere near a tap | Brown-banded cockroach | Warm dry furniture, and electrical appliances that run warm | Baiting concentrated in the rooms you live and sleep in |
| Cockroaches that always come back to the flat no matter how well you treat your own kitchen | German cockroach moving around the block | Shared service risers, the bin room, and cavities inside the party walls | Treating the whole building together. See strata pest control |

One call to a licensed Sydney technician gets you honest advice and a fixed quote within 30 minutes.
Roughly 30 eggs sit in a single case, and the female keeps it with her until it is nearly ready to hatch. Nothing you spray on a surface touches it.
Several egg cases per female, and nymphs maturing in weeks where it is warm - the arithmetic is why cockroach numbers climb so steeply once they are established.
Bombs and supermarket sprays push cockroaches deeper into wall voids and into the unit next door, and can contaminate the surfaces you prepare food on.
What they leave behind matters: droppings, saliva and cast skins are known asthma and allergy triggers, so this is a health question as much as a comfort one.
What the technician does on the day, in the order it happens.
We confirm the species and use a torch and inspection mirror to find harbourage: hinges, appliance housings, kickboards and wall voids. The treatment follows what we find, not a standard routine.
Where build-up is feeding them, you will get a short list of what to clean and the order to do it in - bait has to out-compete everything else available.
We place gel in precise dots along their travel routes rather than spraying. They feed, return to the harbourage, and the effect spreads through the population by contact and feeding.
Two products with different jobs: the growth regulator stops nymphs maturing, and dust carries the treatment into voids and cavities beyond the reach of gel.
The outdoor species need outdoor treatment - stormwater pits, floor wastes, under the floor and the roof cavity, which is where they actually live before they reach your kitchen.
You receive a written summary of what was found and done. Heavy activity after two weeks, or a return within the 6-month general-treatment warranty, brings us back free of charge.
Some DIY options help with a few stray cockroaches. An established German cockroach colony is a different job.
| Method | What it does well | Where it falls short |
|---|---|---|
| Aerosol surface spray | Quick on a cockroach you can actually reach | No effect on egg cases or harbourage, and it pushes the others deeper into cavities |
| Bug bombs and foggers | Easy coverage of the exposed parts of a room | Never reaches the hiding places, leaves residue where you cook, and scatters them |
| Retail bait stations | Worth using when numbers are genuinely low | There is very little bait in them, and crumbs or grease will beat them every time |
| Professional gel bait rotation | Carried home and shared where they shelter; if they start refusing one gel we rotate to another | Requires a clean kitchen and patience - days to a couple of weeks, not overnight |
| Insect growth regulator | Stops the next generation maturing, breaking the cycle of egg cases | Deliberately slow, so bait does the knockdown alongside it |
Ten minutes of preparation lets the bait reach more cockroaches.
Expect more sightings, not fewer - slow-moving cockroaches out in the open or dead on the floor. That is the bait and growth regulator taking effect. Sweep them up.
Numbers should drop away through this period. Do not wipe the bait out of hinges and cracks, and do not spray over it - cockroaches will stop taking bait that has been sprayed.
If it keeps going, let the agent or building manager know - cockroaches move between units readily. There is more on co-ordinated work on our apartment pest control page.
Two weeks on and still seeing them regularly, or back inside 6 months of a general treatment? That is a warranty call - 1300 313 373.
The pattern we see across Banksmeadow and the wider Inner South & City Fringe is a surge after the first properly warm week, then steady pressure until autumn. Treating before that surge is far cheaper than treating after it.
A good share of our Banksmeadow work sits close to Bonnie Doon Golf Course, though the back streets and the Botany boundary are just as familiar.
A cockroach sighting in a Banksmeadow food business is a compliance problem before it is a pest problem. The program we run is built so the paperwork exists before anyone asks for it.
Treatment follows identification. Indoor German cockroaches need bait and a growth regulator; drain-dwelling species need the pits and subfloor treated.
Gel baits in cracks and hinges, not blanket spraying across benches where you prepare food.
From single apartments to commercial kitchens serviced outside trading hours.
If cockroaches return inside 6 months of a general treatment, we come back free of charge.

Get a Free QuoteA cockroach treatment starts from $89. We quote on the property rather than the postcode, so a unit in Banksmeadow and a large house are priced differently. The figure is fixed before any work starts. Every general treatment carries a 6-month warranty.
Same-day attendance is usually available. Banksmeadow sits roughly 9.8 km south of the CBD, inside our Inner South & City Fringe run, so we book a time and keep to it.
Joined housing is the reason. Where walls, roof voids and sub-floors are continuous between properties, cockroaches are a street-level problem rather than a house-level one.
Terraces and semis, often with a paved rear courtyard that traps damp against the wall - both of which shape the job.
We do all of those. A good share of the Banksmeadow jobs we run are tenanted or strata properties, so the written record comes as standard.
Yes, with the usual care. Everything is APVMA-registered and used to label, and we will work around pets, aquariums and anyone in the house with a respiratory condition if you tell us when you book.
Most of the time you can carry on as normal. If a particular area needs to be empty we will flag it when we arrive and it is rarely more than a couple of hours.
Typically one to two hours on site. What extends it is size, access and how far the problem has gone, all of which are accounted for in the quote.
Every general treatment carries a 6-month warranty. A return visit within the warranty period costs you nothing.
We do. Banksmeadow and Botany, Pagewood, Hillsdale and Eastgardens are all on the same route, which helps if you own more than one property in the area.
