Expect more sightings, not fewer - slow-moving cockroaches out in the open or dead on the floor. That is the bait and growth regulator taking effect. Sweep them up.

What we cover in Botany, and how quickly we can get there.
If you are in Botany or anywhere else in 2019, you are in our Inner South & City Fringe patch, 8.8 km south of the CBD. Our technicians are through Botany most days, so same-day attendance is usually available.
Around Botany we are most often near Wall Reserve and Eastlake Golf Course.
City of Sydney and Bayside is the council area for Botany, and we treat Banksmeadow, Pagewood and Mascot on the same schedule. Most of the housing here shares a wall, a roof void or a sub-floor with something else, so we check what adjoins the property rather than treating it in isolation.
Botany jobs tend to be older semis with a paved rear courtyard and a sub-floor that no longer dries out. Let us know which when you ring and we will plan the visit around it.
Wherever you are in 2019, you are inside the area our technicians cover.
Bookings for 2019 are confirmed the day before with a set arrival time, not an all-day window. Jobs at Banksmeadow and Pagewood often share the same run, which is how earlier slots come up.
Cockroach calls climb from October and peak through February, because warmth shortens the time a nymph needs to reach breeding age. The same population that was manageable in a Botany kitchen in winter can double over a hot month.
Cockroaches avoid light, so seeing one in daylight is not a chance encounter - it usually means the harbourage is crowded enough to push individuals out into the open. A daytime sighting in a Botany kitchen is a sign of scale, not bad luck.
The odour is a useful diagnostic. We can often tell from it how long a Botany problem has been running, and it is also why treatment includes advice on what to clean or discard afterwards.
Knowing the species tells us where the nest is and which treatment will work. Two of these photos are from our own Sydney jobs.

The small indoor one - about 12 to 15 mm, light brown, with a pair of dark bands just behind the head. It stays close to warmth and water, which is why kitchens and bathrooms are where it establishes.

Up to roughly 4 cm long and reddish-brown. You find it in sewers, pits, grease traps and under the floor, and it travels up through drains after dark rather than nesting indoors.

About the same size as the American, distinguished by pale yellow margins behind the head and along the wing edges. It is an outdoor cockroach - mulch, garden beds and subfloors - that wanders inside.

A small banded cockroach that favours warmth and dryness rather than moisture. Look for it high up: behind frames, inside electrical enclosures and in cupboards well away from the sink.

From one of our own inspections: German cockroach harbourage in a Sydney kitchen. The droppings, shed skins and egg cases are what we read to judge the species and the size of the population.

From an Elite commercial job: harbourage found inside kitchen equipment. The motor housing, the door seal and the hollow leg hold warmth after close and almost never get cleaned out.
Where and when you see them is often a better clue than size. Use this to tell us what you are seeing when you call.
| What you see | Likely species | Where the nest usually is | What treatment focuses on |
|---|---|---|---|
| Little ones out on the bench while the lights are on, with gritty black specks in cupboard corners | German cockroach - daytime activity means a large population | Cupboard hinges, the warm cavities behind the dishwasher and fridge, under kickboards, inside appliance housings | Rotated gel baits, an insect growth regulator, and product worked into cracks and crevices |
| One or two large cockroaches at night near the laundry, bathroom or floor waste | American cockroach | Sewer and stormwater pits, subfloor, dry floor-waste traps | Drain and pit treatment, subfloor, sealing gaps around pipes |
| Sizeable cockroaches with pale edging that appear in the garage or at a back door | Australian cockroach | Leaf litter and mulch, stacked timber, and the roof cavity | Treating the perimeter, dusting the roof void, and reducing harbourage in the garden |
| Small cockroaches behind frames and in the TV cabinet, nowhere near a tap | Brown-banded cockroach | Warm dry furniture, and electrical appliances that run warm | Baiting concentrated in the rooms you live and sleep in |
| An apartment where they come back a few weeks after you treated it yourself | German cockroach travelling between lots | The service risers, the bin room and the wall cavities the units share | Treating the building as one job. See strata pest control |

Each German cockroach egg case carries roughly 30 eggs and stays with the female almost until they hatch. Surface sprays never reach it, so the following generation arrives regardless.
One female produces several egg cases, and in a warm kitchen the young reach maturity within weeks. That is how a handful becomes a serious problem in a short time.
A repellent product scatters rather than clears - deeper into the wall void, through to the unit next door - and leaves residue where food is prepared.
The allergen load - droppings, saliva, cast skins - is a recognised trigger for asthma and allergies, which is why clearing an infestation properly matters beyond the nuisance.
What the technician does on the day, in the order it happens.
First we establish which cockroach it is, then map where it lives - torch and mirror into hinges, motor cavities, behind kickboards and into wall voids. Everything after this depends on that map.
Grease and food residue keep a colony going, so we show you the spots that matter most. Bait only wins if it is the best meal in the room.
Small dots of professional gel bait go into the cracks cockroaches travel through. They eat, return to harbourage and the effect passes through the population.
An insect growth regulator stops nymphs becoming breeding adults, and dust goes into wall voids and cavities where gel cannot reach.
For American and Australian cockroaches we treat pits, floor wastes, the subfloor and roof void, because those species live outside the kitchen and travel in.
You get a written summary. If activity is still heavy after two weeks or returns within 6 months of a general treatment, we come back at no charge.
Some DIY options help with a few stray cockroaches. An established German cockroach colony is a different job.
| Method | What it does well | Where it falls short |
|---|---|---|
| Aerosol surface spray | Effective on the one you are aiming at | Leaves egg cases and wall voids untouched, and scatters the rest further in |
| Bug bombs and foggers | Covers a whole room's open surfaces at once | Harbourage is untouched, benches end up with residue, and the population spreads out |
| Retail bait stations | Worth using when numbers are genuinely low | There is very little bait in them, and crumbs or grease will beat them every time |
| Professional gel bait rotation | Eaten in the hiding place and passed between cockroaches; formulations rotate if one is avoided | Depends on a clean kitchen, and the result comes over days to a fortnight |
| Insect growth regulator | Keeps nymphs from becoming breeding adults, so the egg-case cycle stops | It acts gradually, which is why it is always paired with a bait |
Ten minutes of preparation lets the bait reach more cockroaches.
Expect more sightings, not fewer - slow-moving cockroaches out in the open or dead on the floor. That is the bait and growth regulator taking effect. Sweep them up.
Activity should fall steadily. Leave bait spots in hinges and cracks alone, and avoid spraying your own insecticide over them, which can make cockroaches refuse the bait.
Tell your agent or building manager if activity continues, as cockroaches often travel between lots. Our apartment pest control page explains building-wide options.

If your Botany neighbour has cockroaches, you have a supply line. The treatment still works, but it needs the entry points sealed and ideally the adjoining property done at the same time.
Council officers want records, not reassurance. For food premises around Botany we provide the treatment schedule, the products used, the monitoring point locations and the findings from each visit, in a form you can hand over.
The pattern we see across Botany and the wider Inner South & City Fringe is a surge after the first properly warm week, then steady pressure until autumn. Treating before that surge is far cheaper than treating after it.
Treatment follows identification. Indoor German cockroaches need bait and a growth regulator; drain-dwelling species need the pits and subfloor treated.
Precise gel placement into cracks and hinges rather than spraying the surfaces you cook on.
Single units through to commercial kitchens, with food premises worked outside trading hours.
Six months on a general treatment - if they come back inside it, so do we, at no charge.

At roughly 8.8 km south of the city, Botany is on a route we run regularly. Same-day attendance is usually available. You will be given a time, not a window.
Older inner suburbs combine shared structure with ageing drainage, and cockroaches exploit both. Rear courtyards that have been paved over make it worse by trapping damp against the walls.
Mostly terrace and semi. We look at the party wall, the sub-floor and the roof space, because those are the routes between houses.

It is, applied properly. We put product into cracks, voids and stations rather than across open surfaces, and we will tell you what to stay off and for how long before we leave.
Usually not. Most cockroach control work is done with you there, and anything that needs the room vacated is for a short period we will tell you about beforehand.
Allow one to two hours for a typical Botany property. Larger homes, or ones where the problem has spread, take longer and we will say so when we quote.
Every general treatment carries a 6-month warranty. If activity continues past the expected period, call us and we will come back.
