Pre-Construction Termite Barriers in Barangaroo 2000 — local technicians, fixed prices and a written report. Barriers are quoted off your plans and slab details.
Real, verified feedback from people we've helped — straight from Google.
What we cover in Barangaroo, and how quickly we can get there.
Our Sydney CBD & Inner City technicians cover Barangaroo and the rest of 2000 as a matter of course - it is only about 0.9 km north-west of the city. Our technicians are through Barangaroo most days, so same-day attendance is usually available.
If you are near Observatory Hill Park, Westfield Sydney or Westfield 111 Castlereagh, that is ground we cover constantly - it is the busiest part of Barangaroo for us.
Our runs through Barangaroo also take in Millers Point, The Rocks and Pyrmont. In a tower the population is usually shared. We treat your unit and tell you plainly if the source is common property, because that is what the building has to act on.
Most Barangaroo bookings come in as apartments where the problem turns out to be in the riser or the bin room rather than the flat. Say which one applies when you call 1300 313 373 and the technician will have the right products on the van.
Wynyard station and Barangaroo station are on the same round, which means every part of 2000 is within our area.
When you book, we confirm the 2000 run the day before and give you an arrival time rather than a window. If we are already out at Millers Point or The Rocks that morning, we will usually offer you the earlier slot.
The failures we are called to inspect are rarely the product. They are a collar missed on a late-added pipe, a perimeter left short at a step-down, or a membrane torn by a trade after we left and never reported.
Retro-fitting means drilling and injecting a finished slab, working around landscaping and services. It is slower, more expensive and less complete than doing it at construction on a Barangaroo block.
The standard covers the system, the installation and the documentation. All three have to be right - a correctly installed system with missing paperwork still holds up a Barangaroo handover.

A termite-resistant physical layer across the prepared ground, installed before the pour and covering the whole slab footprint.

A collar is sealed around each plumbing pipe, conduit and service passing through the slab, because those are the most common hidden entry points.

The slab edge and the wall cavity take a physical barrier, which denies termites a concealed route up the outside of the slab.

APVMA-registered termiticide applied to the soil. Add a reticulation network and the barrier can be topped up later without digging anything up.

For sloping or elevated sites, protection covering the piers, bearers and suspended timber floor.

Sydney sites bring retaining walls, sandstone excavation, step-downs and cut-and-fill, each of which needs specific detailing.
Once the slab is poured, the areas termites use most are sealed away for good.
Doing it now is far cheaper than retrofitting a system later, and cheaper again than repairing termite damage.
Class 1 homes and Class 10 outbuildings with termite-susceptible primary building elements must have a compliant termite management system.
Pipe penetrations and slab joints can only be fully protected before concrete covers them.
Areas no post-construction treatment can ever reach are covered by an under-slab system.
No Occupation Certificate is issued without the installation certificate and durable notice going to the certifier.
Documented compliance on termite protection reassures the buyer, their inspector and the lender.
A licensed Sydney technician will talk it through and give you a fixed quote within half an hour.
Both approaches can comply with AS 3660.1. Many Sydney builds use a combination.
| System | How it works | Durability & upkeep | Best suited to |
|---|---|---|---|
| Physical membrane, mesh or graded stone | A layer of sheet, stainless mesh or graded stone that termites cannot chew through, laid under the slab or at the perimeter | Lasts the life of the slab where it is left undisturbed, with no chemical recharging | Slab-on-ground homes, and owners who would rather not use chemicals |
| Penetration collars | Physical collars sealed around every pipe and conduit through the slab | Long-lasting when installed correctly before the pour | Every slab. Usually combined with a perimeter system. |
| Chemical soil barrier | A treated zone of termiticide in the soil under and around the building | Service life depends on the product label and soil conditions. It can be re-applied. | Budget-conscious builds and some complex sites |
| Reticulation system | Pipework installed before paving so the soil can be re-treated by pumping | Can be topped up for the life of the building with no excavation of paths | Houses surrounded by paving or landscaped areas |
| Baiting (post-construction) | In-ground stations that monitor and then eliminate the colony | Stations need servicing on a regular schedule | Existing homes - see termite control |
Termite barriers are installed in stages that follow the build, not in a single visit.
We work from your drawings and slab details, specify a system, and fix the price stage by stage before anything is booked.
Every service gets its collar, then the under-slab membrane or chemical treatment is installed on the prepared site.
Perimeter and cavity barriers are installed with the brickwork or cladding, closing any gap at the slab edge.
The chemical perimeter or reticulation system, if specified, goes in around the completed building before paving and landscaping.
The system is documented on a durable notice in the meter box, and the installation certificate goes to builder and certifier.
The owner is given maintenance guidance and an inspection schedule that keeps the system effective.
| Document | What it is | Who needs it |
|---|---|---|
| Durable notice | A permanent plate in the meter box recording the system, the installation date, the life expectancy of any chemical, the installer and the inspection advice | The certifier, the owner, and whoever owns it next |
| Installation certificate | Confirms in writing the system and products installed, the areas protected and the installer's licence | The builder, the certifier, and the owner's records |
| Product information | Information on the physical system or termiticide applied, including chemical safety data sheets | The builder and the owner |
| Maintenance & inspection advice | Maintenance guidance and the AS 3660.2 recommended inspection frequency | Homeowner |

Timing follows the plumbing set-out and the pour. Tell us when services are complete and we confirm the collars before the pour inspection.
For developers and volume builders: consistent pricing, one point of contact, and documentation issued for every lot or dwelling.
Missing durable notices or unclear installation records are a common reason for occupation certificate delays. We supply everything together so the certifier has what they need.
A barrier only works if it stays intact and visible. Homeowners should follow these points for the life of the building.
| Factor | Why it matters |
|---|---|
| Slab size and perimeter run | Larger slabs need more membrane and perimeter protection, and more labour |
| The system specified | Under-slab physical systems, perimeter-only systems and chemical or reticulation options carry different prices |
| How many penetrations | Each plumbing and electrical penetration through the slab requires its own collar |
| How complex the site is | Retaining walls, step-downs, sandstone excavation and suspended floors all add detailing |
| Number of visits | The staged install follows your build program, and multi-dwelling sites can be combined |

Estates built on cleared farmland inherit the colonies already living in that soil. A new Barangaroo house is not a fresh start from a termite point of view - it is a new food source on an established site.
Pre-purchase inspections ask about the system and the notice. Having both in order removes a negotiating point from the buyer's side.
Anywhere in Barangaroo is within the area we attend for pre-construction work, including sites the larger operators will not travel to.

The builder's program sets our timing, which means a barrier stage never holds up a pour.

Same-day attendance is usually available. Barangaroo sits roughly 0.9 km north-west of the CBD, inside our Sydney CBD & Inner City run, so we book a time and keep to it.
Waste is centralised in a tower - chutes, bin rooms, loading areas - and that concentration is what keeps termites fed. Height makes no difference; the risers are a staircase.
Apartments throughout, which means treating your lot and scoping the building where the pattern points at common property.
Yes. Houses, townhouses, units, strata common property, rentals and commercial sites in Barangaroo 2000 are all part of what we do, and the paperwork is the kind agents accept.
