What we need to quote
Send the architectural or slab plan, the slab type - raft, waffle pod or suspended - the site address, an approximate pour date, and engineering details for any retaining walls or step-downs.
Pre-Construction Termite Barriers in The Rocks 2000 — local technicians, fixed prices and a written report. Barriers are quoted off your plans and slab details.
Real, verified feedback from people we've helped — straight from Google.
Where The Rocks sits, who covers it and what it costs.
The Rocks sits about 1 km north of the CBD in the Sydney CBD & Inner City, and postcode 2000 is one we are in most weeks. Our technicians are through The Rocks most days, so same-day attendance is usually available.
If you are near Westfield 111 Castlereagh, Circular Quay station or Barangaroo station, that is ground we cover constantly - it is the busiest part of The Rocks for us.
Dawes Point, Millers Point and Barangaroo are all on the same route as The Rocks. Nearly everything here is apartments, so the question is always whether the problem is in your flat or in the building - the risers, the bin room, the wall cavities between lots.
Most The Rocks bookings come in as units in towers where the kitchen backs onto shared services. Say which one applies when you call 1300 313 373 and the technician will have the right products on the van.
First Fleet Park and Observatory Hill Park are on the same round, which means every part of 2000 is within our area.
You get a confirmed time, not a window. We plan the 2000 run the day before, and if Dawes Point or Millers Point is on the same round there is often an earlier slot going.
A compliant barrier does not mean termites can never reach the building. It means they cannot reach it concealed - they have to build workings where an inspection will find them. That is why the annual inspection is part of the system, not an upsell.
A barrier is a continuous system, so it fails at the join. On The Rocks sites the usual culprits are a penetration added after our visit and a section of slab edge covered before anyone inspected it.
It is not guidance. It is the benchmark a private certifier assesses against, which is why we install to the approved plan rather than to habit.

A physical, termite-resistant membrane laid over the prepared ground ahead of the pour, covering the slab's entire footprint.

A collar is sealed around each plumbing pipe, conduit and service passing through the slab, because those are the most common hidden entry points.

Around the slab edge and up into the wall cavity, a physical barrier stops termites running hidden tunnels up the outside of the slab.

APVMA-registered termiticide into the soil, with optional reticulation pipework for recharging the barrier later without excavation.

For sloping or elevated sites, protection covering the piers, bearers and suspended timber floor.

Sydney sites bring retaining walls, sandstone excavation, step-downs and cut-and-fill, each of which needs specific detailing.
Once the slab is poured, the areas termites use most are sealed away for good.
Doing it now is far cheaper than retrofitting a system later, and cheaper again than repairing termite damage.
Class 1 homes and Class 10 outbuildings with termite-susceptible primary building elements must have a compliant termite management system.
Pipe penetrations and slab joints are only fully protectable while they are still exposed, before the concrete goes over.
An under-slab system covers ground that nothing applied after construction can get to.
No Occupation Certificate is issued without the installation certificate and durable notice going to the certifier.
Compliant protection with the paperwork to prove it satisfies buyers, building inspectors and lenders.

Both approaches can comply with AS 3660.1. Many Sydney builds use a combination.
| System | How it works | Durability & upkeep | Best suited to |
|---|---|---|---|
| Physical membrane, mesh or graded stone | Membrane, stainless mesh or graded stone forming a layer termites cannot pass, beneath the slab or around the perimeter | Designed to last as long as the slab itself if undisturbed; no top-ups | Slab-on-ground construction and non-chemical preferences |
| Penetration collars | A physical collar sealed around each pipe and conduit passing through the slab | Long service life where the install before the pour was done properly | Every slab, and usually alongside a perimeter system |
| Chemical soil barrier | A treated soil zone formed with termiticide under and around the structure | Label and soil conditions govern how long it lasts; re-application is possible | Cost-conscious builds and certain complex sites |
| Reticulation system | A pipe network laid before paving so termiticide can be pumped back into the soil | Rechargeable for the life of the building without digging up paths | Homes surrounded by paving or landscaping |
| Baiting (post-construction) | Monitoring stations set into the ground, baited to eliminate the colony | Regular servicing of the stations is needed | For existing homes, see termite control |
Termite barriers are installed in stages that follow the build, not in a single visit.
Send the plans and slab details - we will specify a system and fix the price for each stage.
Service penetrations collared, and the under-slab membrane or chemical treatment installed once site preparation is done.
Perimeter and cavity barriers installed as the brickwork or cladding goes up, so there is no gap at the slab edge.
Where specified, we complete the chemical perimeter or reticulation around the finished building, before paving and landscaping.
The system is recorded on a durable notice in the meter box, and the installation certificate goes to both the builder and the certifier.
The owner receives advice on maintenance plus a recommended inspection schedule to maintain the system.
| Document | What it is | Who needs it |
|---|---|---|
| Durable notice | A permanent notice fixed inside the meter box recording system, installation date, chemical life expectancy, installer and inspection advice | Certifier, owner and future owners |
| Installation certificate | A written record of the system and products installed, which areas are protected, and the installer's licence number | The builder, the certifier and the owner's file |
| Product information | What physical system or termiticide was used, together with safety data sheets for any chemical | Builder and owner |
| Maintenance & inspection advice | What keeps the barrier working, and the inspection frequency recommended by AS 3660.2 | The homeowner |
Send the architectural or slab plan, the slab type - raft, waffle pod or suspended - the site address, an approximate pour date, and engineering details for any retaining walls or step-downs.
We fit in around the plumber's set-out and the pour. Tell us once services are in and the collar installation is confirmed before the pour inspection.
We give developers and volume builders consistent pricing, one contact, and documentation lot by lot.
Missing durable notices and unclear installation records hold up occupation certificates regularly. We hand over the full set together.
A barrier only works if it stays intact and visible. Homeowners should follow these points for the life of the building.
| Factor | Why it matters |
|---|---|
| Size of slab and perimeter | Larger footprints take more membrane, more perimeter protection and more labour |
| System type | There is a real price difference between under-slab physical, perimeter-only, chemical and reticulation systems |
| Number of penetrations | Every plumbing and electrical penetration through the slab requires a collar |
| Site complexity | Extra detailing comes with retaining walls, step-downs, sandstone excavation and suspended floors |
| Site visits required | Staging follows the build program; multi-dwelling sites may be combined into fewer visits |

Pre-purchase inspections ask about the system and the notice. Having both in order removes a negotiating point from the buyer's side.
Clearing removes the trees, not the nests. Stumps and root systems left in the ground around The Rocks developments keep colonies alive right under the new slabs.
An addition to a protected house is a new entry point unless it is tied into the existing system. We treat it as part of the whole, not a separate job.

We fit the builder's program, so no barrier stage ever delays a pour.

The fixed price depends on the size of the property and how far the problem has spread, and we confirm it before we start - there is no call-out fee in The Rocks 2000. You get the AS 3660.1 certificate and the durable notice for the meter box.
Same-day attendance is usually available. Our Sydney CBD & Inner City technicians cover The Rocks daily, and you get a confirmed arrival time when you book.
What drives it in a high-density pocket is the common property. Risers, bin rooms and wall cavities connect every lot, so termites are never really dealt with one apartment at a time.
High-rise and walk-up blocks, so we scope the building as well as the apartment when the pattern points to common property.
We do all of those. A good share of the The Rocks jobs we run are tenanted or strata properties, so the written record comes as standard.
It is, as long as you follow what we tell you on the day - usually keeping off treated surfaces for a couple of hours. Let us know at booking about young children, pets or an aquarium.
Generally no. We will tell you on arrival if any part of the job means keeping out of a room for a while, so there are no surprises.
Between one and two hours covers the majority of jobs. We do not book so tightly that a technician has to cut a job short.
You get the AS 3660.1 certificate and the durable notice for the meter box. So if they turn up again within the warranty, ring us and we will attend.
We cover the whole of The Rocks, from the streets around Westfield Sydney out to the suburb boundary and on into Dawes Point.
