Repairing the damage
Hold the repairs until elimination is confirmed - taking out the timber early removes the bait. Then have a builder assess the structural members, bearers and studs and roof timbers included.

Where Curl Curl sits, who covers it and what it costs.
Our Northern Beaches technicians cover Curl Curl and the rest of 2096 as a matter of course - it is only about 13.1 km north-east of the city. We run Curl Curl on a regular route, and same-day attendance is usually available.
The Curl Curl addresses we attend cluster around Dee Why Grand Shopping Centre and Cooksey Reserve. Harbord Bowling and Recreation Club is another part of the suburb we are called to often.
The suburb sits in the Northern Beaches area. Freshwater, North Curl Curl and Queenscliff are all covered on the same day, so a problem that has spread across a boundary can be handled in one visit. The coastal damp is the part that matters: sub-floors and ground-floor wet areas rarely dry out properly.
What we see in Curl Curl is ground-floor units with a damp sub-floor, and houses where the garage sits below the living level. Describing it accurately when you book saves a second visit.
Our Curl Curl runs also take in Pavilion Reserve and the area near Curl Curl Beach, so the whole postcode is served.
Your appointment is confirmed the day before with a real arrival time. Because Freshwater and North Curl Curl are covered on the same round, 2096 often has an earlier slot available.
Garden beds built up over the slab edge, timber sleepers against the wall, and mulch piled to the brickwork all give termites a covered path straight past whatever protection the house has. It is the most common fault we find in Curl Curl.
People assume they are covered until they claim. Termite damage is excluded as a maintenance issue, so for a Curl Curl home the only protection that exists is finding them early.
The rate is not the issue - the concealment is. By the time a cornice cracks or a skirting gives way, the colony has usually been feeding on that Curl Curl frame for a long time.
Photos from our own Sydney termite jobs. Most properties need one primary method, and some need two working together.

Stations set into the soil around the building. Once termites find the timber inside, it is swapped for bait they carry back to the nest, which is how the colony is eliminated.

The stations get opened, read and refilled on a regular cycle. Let that slip and the program stalls - it is the usual explanation for one that never completed.

Where termites are working inside a wall or door frame, bait can be fixed directly over the active workings so the colony starts feeding straight away.

Termiticide placed into the soil around the building - trenched where there is soil, injected through drilled holes where there is concrete - forming a treated zone termites have to cross.

In suspended floors, the soil around piers and along the walls is included, because subfloors are where concealed activity very often begins.

You will be shown every piece of affected timber so a builder can price the repairs. Those repairs should wait until we have confirmed the colony is gone.
What you do in the first day or two affects how quickly the colony can be eliminated.
Resist the spray can. You will kill a few workers and move the rest somewhere you cannot see, leaving nothing to bait.
Leave the mud tubing and the damaged timber as you found it. Once broken open it dries out and termites abandon it.
Photos help. Mud tubes, eaten timber, winged termites, and a note of the location, all make the visit more efficient.
Check for leaking taps, hot water overflow or air conditioner drip lines near the spot. Damp soil draws termites and needs fixing too.
Don't sit on it. The colony keeps working, and we can usually inspect active termites the same or next day anywhere in Sydney.
If you are in a unit or townhouse, activity in your lot usually touches common property - tell the strata manager early.
A licensed Sydney technician will talk it through and give you a fixed quote within half an hour.
Both are recognised approaches for existing buildings under AS 3660.2. The right choice depends on your property.
| Consideration | Baiting system | Chemical soil barrier | Combination |
|---|---|---|---|
| Purpose | Elimination of the colony feeding on the structure | A treated band of soil that affects termites travelling through it | Both: the active colony goes, and new ones are deterred |
| How it is applied | Perimeter stations in the ground, plus bait placed straight onto working termites | Trenched along the footings, drilled and injected under concrete | Staged: baiting, then soil treatment after the colony is dead |
| Impact on the site | Minimal - we neither drill the paths nor dig out the beds | Drilled holes in paving, sealed on completion, plus digging along the beds | Divided across a staged series of visits |
| What it needs afterwards | The stations are checked on schedule and stay in place as monitoring | Service life is set by the product label and the site conditions; re-application is possible | Stations keep being checked alongside the working barrier |
| Best suited to | Live activity, properties with a lot of paving, or where chemical use must be kept down | Houses with decent access to open soil along the footings | Serious activity, properties attacked before, or high-risk blocks near bush |
Want more detail? Our guide to chemical, physical and baiting systems compares them side by side.
Termite treatment is a program over several visits, not a one-off spray.
We confirm which termite it is and how far it has gone, following the tubing and checking roof void, subfloor and garden for the nest.
A fixed written quote: which method, which areas, which products, and how many follow-up visits it needs.
Treatment goes where the termites actually are - bait on the workings or in stations, or termiticide in the travelled soil.
Follow-up visits continue until activity has stopped, checking and topping up bait each time. Colony size and season set the timeline.
With the colony eliminated, the next question is protection - a soil barrier, continued station monitoring, or both together.
A written record of every product and location, and a date for the next timber pest inspection.
Treatment starts from $179. Your fixed quote comes after we've seen the activity.
| Factor | Why it changes the price |
|---|---|
| Where the activity is | Termites in one door frame need far less work than activity spread through a subfloor and wall frames |
| Which method is used | Above-ground bait, in-ground stations and a full soil barrier each take different product and labour |
| Perimeter length & access | Long perimeters, low subfloor clearance and narrow side passages add time |
| Hard surfaces | Drilling and injecting through paths, patios and garage slabs is slower than trenching open soil |
| Follow-up visits | Baiting needs return visits until the colony is gone, and larger colonies can need more of them |
| Building type | Strata buildings, commercial sites and homes with extensions or granny flats are scoped individually |

Hold the repairs until elimination is confirmed - taking out the timber early removes the bait. Then have a builder assess the structural members, bearers and studs and roof timbers included.
You will have in-ground stations sitting flush with locking lids. Keep them clear of mulch and concrete, leave them in place, and call before landscaping so we can relocate them.
Treated soil works best left undisturbed. New garden beds, pavers or a deck against the house can break the treated zone, so call us before those works.
AS 3660.2 sets the baseline at inspections every 12 months or better, more often on high-risk sites. A regular inspection is the only thing that catches a new attack early.
Treatment removes the colony. These property conditions attract the next one, and most are cheap to fix.
Risk is partly about the street, not just the building. Old stumps, timber fences and untreated structures nearby all sustain colonies within foraging distance of a Curl Curl home.
We are around Pavilion Reserve and the surrounding streets regularly, and we inspect every address in 2096 - including the ones the big franchises will not travel to.
A timber pest inspection before exchange costs a fraction of what concealed damage costs afterwards, and it is the one point where you still have negotiating room on a Curl Curl purchase.

Source first, method second. Spraying the termites in front of you leaves the colony untouched.
You get written records of products used, areas treated and visits made, suitable for an insurer or a buyer's inspector.
The program includes its own follow-ups, so baiting is never left part-done.

At roughly 13.1 km north-east of the city, Curl Curl is on a route we run regularly. Same-day attendance is usually available. You will be given a time, not a window.
Being near the water means humidity that never really drops. Sub-floors stay moist, lower levels stay cool and damp, and termites do well in both.
Units near the water and houses set back from it, with damp sub-floors the common factor in both.
We do all of those. A good share of the Curl Curl jobs we run are tenanted or strata properties, so the written record comes as standard.
Yes. The products are registered for this use and applied at label rates, and placement keeps them away from where children and animals go. Let us know at booking about pets, fish tanks or anyone with asthma and we will plan the visit around it.
Generally no. We will tell you on arrival if any part of the job means keeping out of a room for a while, so there are no surprises.
Between one and two hours covers the majority of jobs. We do not book so tightly that a technician has to cut a job short.
Treatments carry a 6-month warranty and we re-inspect annually. If it is not holding, call us - that is exactly what the warranty is for.
We do. Curl Curl and Freshwater, North Curl Curl, Queenscliff and Brookvale are all on the same route, which helps if you own more than one property in the area.
