Repairing the damage
Hold off on repairs until we confirm the colony is no longer active. Replacing timber too early can remove the bait termites were feeding on. A builder should assess structural members like bearers, studs and roof timbers.

Where North Curl Curl sits, who covers it and what it costs.
We treat termites right across 2099. North Curl Curl is roughly 14.2 km north-east of the city, which puts it well inside the Northern Beaches run our technicians work. We run North Curl Curl on a regular route, and same-day attendance is usually available.
A lot of our North Curl Curl jobs are in the streets around Pavilion Reserve and Curl Curl Beach, and we are out near Dee Why Grand Shopping Centre regularly enough that the technician usually knows the access before they arrive.
Northern Beaches is the council area for North Curl Curl, and we treat Curl Curl, Freshwater and Dee Why on the same schedule. Salt air and sandy ground keep sub-floors damp here, and damp is what sustains a population.
Around North Curl Curl the pattern is fairly consistent: unit blocks a street or two back from the water, plus the odd beachfront cafe. Tell us which it is on the phone and we will come prepared for it.
We cover the remainder of 2099 as well, from Flora and Ritchie Roberts Reserve through to Harbord Bowling and Recreation Club.
The 2099 run is set the day before and you are given an arrival time. Where Curl Curl and Freshwater fall on the same round, we can usually bring the visit forward.
Tap along the skirting, the architraves and the door frames. Sound timber gives a solid note; timber eaten from inside gives a light, drum-like one. It is the cheapest check a North Curl Curl owner can do.
A mature colony can run to a million workers and eat through structural timber steadily rather than dramatically. Most of the serious damage we find in North Curl Curl homes accumulated over years in a wall nobody opened.
The slab edge is meant to be visible so workings show. In a lot of North Curl Curl properties landscaping has buried it, which hands termites an invisible route in.
Photos from our own Sydney termite jobs. Most properties need one primary method, and some need two working together.

Stations go into the ground around the building with timber inside. Termites locate it, we switch the timber for bait, and the colony is eliminated from the inside out.

Stations are opened on a schedule to check for feeding and top up bait. Missed checks are a common reason baiting programs stall.

Active workings in a door frame or wall cavity can take bait fixed directly over them. Feeding starts at once, which is the fastest way onto a colony.

Termiticide placed into the soil around the building - trenched where there is soil, injected through drilled holes where there is concrete - forming a treated zone termites have to cross.

Suspended floors get the subfloor done too: the soil at the piers and along the walls, because that is where concealed attacks most often begin.

We walk you through the damaged timber and record it for your builder. Repairs come after elimination is confirmed, not before.
What you do in the first day or two affects how quickly the colony can be eliminated.
A can of spray takes out the ones you can see and sends the rest away from that spot - which removes the one place bait could have reached them.
Leave the mud tubing and the damaged timber as you found it. Once broken open it dries out and termites abandon it.
Take pictures of anything you have seen and remember where. It tells us what to bring and where to start.
Moisture is usually part of the story: a leaking tap, the hot water overflow, the air conditioner condensate line. Damp soil pulls termites in, so it needs fixing too.
Every day of delay is more timber gone. Active termite inspections are available same or next day anywhere in Sydney.
If you are in a unit or townhouse, activity in your lot usually touches common property - tell the strata manager early.

Both are recognised approaches for existing buildings under AS 3660.2. The right choice depends on your property.
| Consideration | Baiting system | Chemical soil barrier | Combination |
|---|---|---|---|
| The job it does | Wipes out the colony currently eating the building | Treats the soil around the building so anything crossing it is affected | Deals with the live colony, then protects against new arrivals |
| How it goes in | Stations in the soil around the perimeter, plus bait on active workings | Trenching along footings, and drilling and injecting through paths and slabs | Bait first, then the soil treatment once the colony is gone |
| How intrusive it is | Low. Nothing drilled, nothing dug out of the garden | Paving gets small drill holes which are then sealed, and gardens get trenched | Spread over staged visits rather than one disruptive day |
| Ongoing maintenance | Regular scheduled station checks, which double as ongoing monitoring | How long it lasts comes down to the product label and the site, and it can be re-applied | The station checks carry on while the barrier does its job |
| Typically chosen for | Active termites, sites under extensive paving, or where chemical input must be minimised | Properties where there is good access to the soil at the footings | Heavy activity, a history of attacks, or a high-risk bushland block |

Termite treatment is a program over several visits, not a one-off spray.
Species confirmed, workings traced, and the roof void, subfloor and garden inspected to find where the nest and entry points are.
You get a fixed quote naming the method, areas to be treated, products and the follow-up visits needed.
The active colony is treated either by baiting - directly on the workings or via in-ground stations - or by applying termiticide to the soil on their route.
Follow-up visits continue until activity has stopped, checking and topping up bait each time. Colony size and season set the timeline.
With the colony eliminated, the next question is protection - a soil barrier, continued station monitoring, or both together.
A written record of every product and location, and a date for the next timber pest inspection.
Treatment starts from $179. Your fixed quote comes after we've seen the activity.
| Factor | Why it changes the price |
|---|---|
| Where they are working | A single affected door frame is a small job; activity through the subfloor and wall frames is not |
| The approach taken | Bait above ground, stations in the ground and a complete soil barrier are not comparable on product or labour |
| Size and access | The longer the perimeter and the tighter the subfloor and side access, the longer the job |
| Paving and slabs | Where a path, patio or garage slab has to be drilled and injected, it takes longer than open ground |
| Number of follow-ups | Return visits carry on until the colony is gone - larger colonies take more of them |
| Building type | Strata buildings, commercial sites and homes with extensions or granny flats are scoped individually |

In-ground stations sit flush with the soil and have locking lids. Don't move them, bury them under mulch or pour concrete over them. Tell us before landscaping so stations can be relocated.
A treated zone wants to be left alone. Building a garden bed, laying pavers or adding a deck against the house can breach it, so ring us before that work starts.
The standard, AS 3660.2, recommends an inspection at least annually and more frequently where risk is high. After a treatment, those inspections are how a new colony gets caught early.
Treatment removes the colony. These property conditions attract the next one, and most are cheap to fix.
Coptotermes is the species that does most of the structural damage in Sydney, and it can nest inside a tree or a wall cavity as well as in soil. Identifying what is in the workings decides the North Curl Curl treatment.
Around North Curl Curl the risk is driven by what is in the soil and what the house is made of. Timber-framed homes with gardens against the slab edge are the ones we find activity in most often.
Timber retaining walls, sleepers and old fence posts around North Curl Curl properties are all food. They also hide workings, which is why we look at them specifically.

Source first, method second. Spraying the termites in front of you leaves the colony untouched.
Everything is documented - products, treated areas, follow-up visits - for your records, your insurer or a future buyer.
Return visits are included rather than optional, which is why our baiting programs actually finish.

Same-day attendance is usually available. North Curl Curl is about 14.2 km north-east of the CBD in the Northern Beaches, and we give you a firm arrival time rather than an all-day window.
Salt air and sandy ground keep sub-floors and ground-floor wet areas damp for most of the year, and sustained damp is exactly what termites need to establish.
A mix of walk-up blocks and free-standing homes, where the lower level and the sub-floor are what we concentrate on.
We do. A lot of our North Curl Curl work is rentals and strata, so the report, the products used and the areas treated are all recorded in writing for whoever needs them.
It is, provided the instructions are followed. We will tell you what to keep clear of and for how long before we leave. Let us know about children, pets or fish tanks when you book.
Usually not. Most of the work is done with you in the house, and where a room does need to be clear it is for a short period we will tell you about on arrival.
Allow an hour to two hours for most properties. A bigger building, or one where the problem has spread, takes longer - and we would rather tell you that when quoting than rush it.
