Repairing the damage
Repairs come last. Until we confirm there is no activity, replacing timber can take away the bait the colony was feeding on. Structural timber - bearers, studs, roof members - needs a builder's assessment.

Freshwater is part of the Northern Beaches, 12.7 km or so north-east of the GPO, and 2096 is a postcode we know well. We run Freshwater on a regular route, and same-day attendance is usually available.
Our Freshwater work takes in the streets by Harbord Bowling and Recreation Club and Pavilion Reserve, through to Freshwater Beach at the other end.
The suburb sits in the Northern Beaches area. Curl Curl, Queenscliff and North Curl Curl are all covered on the same day, so a problem that has spread across a boundary can be handled in one visit. Being this close to the coast, sub-floors and ground-floor bathrooms stay damp most of the year, which is the condition that keeps activity going.
Freshwater jobs tend to be apartments where the problem is really in the building rather than the flat. Let us know which when you ring and we will plan the visit around it.
Beyond that we cover the rest of 2096, including the streets around Cooksey Reserve.
Your appointment is confirmed the day before with a real arrival time. Because Curl Curl and Queenscliff are covered on the same round, 2096 often has an earlier slot available.
Coptotermes is the species that does most of the structural damage in Sydney, and it can nest inside a tree or a wall cavity as well as in soil. Identifying what is in the workings decides the Freshwater treatment.
Tap along the skirting, the architraves and the door frames. Sound timber gives a solid note; timber eaten from inside gives a light, drum-like one. It is the cheapest check a Freshwater owner can do.
A mud lead is a covered road. They will not cross open air, so they build a tunnel up the brickwork - and that tunnel is usually the first thing anyone notices in a Freshwater sub-floor.
Photos from our own Sydney termite jobs. Most properties need one primary method, and some need two working together.

A ring of in-ground stations, each baited once termites are feeding. Because the workers carry it back to the nest, the colony itself is what gets eliminated rather than the ones you see.

Scheduled visits to inspect feeding and replace consumed bait. A baiting program only works if it is kept topped up, which is why the checks are part of it.

If there is active work inside a wall or architrave, we can mount bait straight onto it, which puts the colony onto bait immediately rather than waiting for them to find a station.

A continuous treated zone in the soil along the footings, applied by trenching and, under paving and slabs, by drilling and injecting.

With a suspended floor the piers and wall lines are part of the job. Most concealed termite activity we find started under the house.

We show you where timber has been eaten so a builder can assess repairs, which should wait until the colony is confirmed dead.
What you do in the first day or two affects how quickly the colony can be eliminated.
Please do not spray. It kills the visible workers and causes the colony to abandon the site, and an abandoned site is useless for baiting.
Don't pull the workings apart. Exposed tubes dry and the colony retreats, which costs time on the treatment.
If you can, photograph what you found - tubing, damaged timber, flying insects - and tell us where. It shapes how we scope the inspection.
Have a look for a dripping tap, a hot water overflow or an air conditioner drain near where you found them. Damp soil is an attractant and has to be dealt with as well.
Every day of delay is more timber gone. Active termite inspections are available same or next day anywhere in Sydney.
In a unit or townhouse, activity in one lot often involves common property, so let the strata manager know early.

Both are recognised approaches for existing buildings under AS 3660.2. The right choice depends on your property.
| Consideration | Baiting system | Chemical soil barrier | Combination |
|---|---|---|---|
| What it achieves | The colony feeding on the house is eliminated | Termites crossing the treated soil around the building are affected | Clears the current attack and defends against the following one |
| Installation | In-ground stations around the perimeter, with bait fixed to any live workings | A trench along the footings, plus drilling and injection where there is paving or slab | Baiting to start, and the soil work once the colony has gone |
| Impact on the site | Minimal - we neither drill the paths nor dig out the beds | Drilled holes in paving, sealed on completion, plus digging along the beds | Divided across a staged series of visits |
| Upkeep | Stations checked on a regular schedule and kept as monitoring | Service life depends on the product label and site; can be re-applied | Station checks continue while the barrier works |
| Right for | Current activity, heavily paved blocks, or where chemical use needs limiting | Homes with good soil access around the footings | Heavy or repeated activity, and high-risk properties close to bush |

Termite treatment is a program over several visits, not a one-off spray.
First the species, then the extent: we follow the mud tubing and workings and inspect the roof void, the subfloor and the garden for the nest and the way in.
A fixed written quote: which method, which areas, which products, and how many follow-up visits it needs.
Bait goes onto active workings or into in-ground stations, or termiticide is applied to the soil where termites travel.
Return visits check feeding and top up bait until activity stops. Timing depends on colony size and season.
Elimination is not protection. We recommend a soil barrier, continued station monitoring, or both, so a fresh colony does not simply replace the last one.
A written record of every product and location, and a date for the next timber pest inspection.
Treatment starts from $179. Your fixed quote comes after we've seen the activity.
| Factor | Why it changes the price |
|---|---|
| Extent of the attack | Contained activity in a single frame costs far less than termites spread across the subfloor and wall framing |
| Treatment method | The three approaches - above-ground bait, in-ground stations, full soil barrier - differ in both product and time |
| Perimeter size and access | A long perimeter, a tight subfloor or a narrow side passage all add hours |
| Paving and slabs | Where a path, patio or garage slab has to be drilled and injected, it takes longer than open ground |
| Number of follow-ups | Return visits carry on until the colony is gone - larger colonies take more of them |
| What sort of property | A strata block, a commercial site or a house with an extension or granny flat is quoted individually |

Repairs come last. Until we confirm there is no activity, replacing timber can take away the bait the colony was feeding on. Structural timber - bearers, studs, roof members - needs a builder's assessment.
You will have in-ground stations sitting flush with locking lids. Keep them clear of mulch and concrete, leave them in place, and call before landscaping so we can relocate them.
Treated soil works best left undisturbed. New garden beds, pavers or a deck against the house can break the treated zone, so call us before those works.
AS 3660.2 generally recommends inspections at least every 12 months, and more often in high-risk areas. After treatment, regular inspections are what catch a new colony early.
Treatment removes the colony. These property conditions attract the next one, and most are cheap to fix.
Termites will nest inside a living tree. If there is a mature gum close to a Freshwater house, that is worth including in the inspection rather than assuming the risk is only in the soil.
Termites do not respect boundaries. A neglected yard or a demolition next door in Freshwater can push foraging onto your property, which is why we inspect fence lines and boundaries rather than only the house.
Our Freshwater work runs from Pavilion Reserve out through the back streets and across to the Curl Curl boundary. Same price, same technicians.
