Repairing the damage
Hold off on repairs until we confirm the colony is no longer active. Replacing timber too early can remove the bait termites were feeding on. A builder should assess structural members like bearers, studs and roof timbers.

Where Darlinghurst sits, who covers it and what it costs.
Our Sydney CBD & Inner City technicians cover Darlinghurst and the rest of 2010 as a matter of course - it is only about 1.5 km south-east of the city. Our technicians are through Darlinghurst most days, so same-day attendance is usually available.
If you are near Westfield Sydney, Central Park Mall or Kings Cross station, that is ground we cover constantly - it is the busiest part of Darlinghurst for us.
Our runs through Darlinghurst also take in Rushcutters Bay, Woolloomooloo and Paddington. In a tower the population is usually shared. We treat your unit and tell you plainly if the source is common property, because that is what the building has to act on.
Most Darlinghurst bookings come in as units in towers where the kitchen backs onto shared services. Say which one applies when you call 1300 313 373 and the technician will have the right products on the van.
The rest of 2010 is covered too, including the pockets around Museum station and Green Park.
You get a confirmed time, not a window. We plan the 2010 run the day before, and if Rushcutters Bay or Woolloomooloo is on the same round there is often an earlier slot going.
A mature colony can run to a million workers and eat through structural timber steadily rather than dramatically. Most of the serious damage we find in Darlinghurst homes accumulated over years in a wall nobody opened.
Tap along the skirting, the architraves and the door frames. Sound timber gives a solid note; timber eaten from inside gives a light, drum-like one. It is the cheapest check a Darlinghurst owner can do.
Coptotermes is the species that does most of the structural damage in Sydney, and it can nest inside a tree or a wall cavity as well as in soil. Identifying what is in the workings decides the Darlinghurst treatment.
Photos from our own Sydney termite jobs. Most properties need one primary method, and some need two working together.

Soil stations placed around the footings. The timber inside draws termites in, bait replaces it, and the nest is destroyed by the workers' own foraging.

The stations get opened, read and refilled on a regular cycle. Let that slip and the program stalls - it is the usual explanation for one that never completed.

If there is active work inside a wall or architrave, we can mount bait straight onto it, which puts the colony onto bait immediately rather than waiting for them to find a station.

Termiticide applied into a trench along the footings, or injected through drilled holes in paths and slabs, creating a treated zone in the soil around the building.

Where the floor is suspended we treat the soil around each pier and along the internal walls - the subfloor is where hidden activity usually starts.

We mark up where the timber has gone so a builder can assess structural work - scheduled after, not before, the colony is confirmed eliminated.
What you do in the first day or two affects how quickly the colony can be eliminated.
Surface sprays and insect bombs kill the workers in sight and make the rest abandon that feeding site, leaving nothing for bait to work on.
Leave the mud tubing and the damaged timber as you found it. Once broken open it dries out and termites abandon it.
Photograph mud tubes, damaged timber or winged insects and note where you saw them. It helps us plan the visit.
Look around for water - leaks, overflow pipes, the air conditioner drip. Termites want damp soil, and treating without fixing it leaves the attraction in place.
Don't sit on it. The colony keeps working, and we can usually inspect active termites the same or next day anywhere in Sydney.
Activity in one lot of a strata building is rarely confined to that lot. Let the strata manager know as soon as you find it.

Both are recognised approaches for existing buildings under AS 3660.2. The right choice depends on your property.
| Consideration | Baiting system | Chemical soil barrier | Combination |
|---|---|---|---|
| What it achieves | The colony feeding on the house is eliminated | Termites crossing the treated soil around the building are affected | Clears the current attack and defends against the following one |
| How it goes in | Stations in the soil around the perimeter, plus bait on active workings | Trenching along footings, and drilling and injecting through paths and slabs | Bait first, then the soil treatment once the colony is gone |
| How intrusive it is | Low. Nothing drilled, nothing dug out of the garden | Paving gets small drill holes which are then sealed, and gardens get trenched | Spread over staged visits rather than one disruptive day |
| What it needs afterwards | The stations are checked on schedule and stay in place as monitoring | Service life is set by the product label and the site conditions; re-application is possible | Stations keep being checked alongside the working barrier |
| Where it fits | Active termites, sites that are mostly paved, and cases where less chemical is preferred | Buildings where the soil around the footings is readily accessible | Heavy infestations, repeat attacks, and high-risk sites backing onto bushland |

Termite treatment is a program over several visits, not a one-off spray.
We identify the termites, trace mud tubes and workings, and check the roof void, subfloor and garden for the likely nest and entry points.
A fixed written quote: which method, which areas, which products, and how many follow-up visits it needs.
Treatment goes where the termites actually are - bait on the workings or in stations, or termiticide in the travelled soil.
Monitoring runs until elimination: each visit records feeding and replenishes bait. Bigger colonies and cooler months take longer.
Once it is dead we talk about keeping the next one out - soil barrier, ongoing station checks, or both.
A written record of every product and location, and a date for the next timber pest inspection.
Treatment starts from $179. Your fixed quote comes after we've seen the activity.
| Factor | Why it changes the price |
|---|---|
| Location of the activity | Termites confined to one architrave take far less work than activity running through a subfloor and the wall framing |
| Method | Product volume and labour vary considerably between above-ground baiting, in-ground stations and a full barrier |
| Perimeter length & access | Long perimeters, low subfloor clearance and narrow side passages add time |
| Paved areas | Any path, patio or garage slab needing drilling and injection adds time over open soil |
| How many visits | Baiting continues until elimination, so the colony's size decides how many return visits are needed |
| Type of building | Strata, commercial premises and houses with extensions or a granny flat all get scoped on their own |

Hold off on repairs until we confirm the colony is no longer active. Replacing timber too early can remove the bait termites were feeding on. A builder should assess structural members like bearers, studs and roof timbers.
You will have in-ground stations sitting flush with locking lids. Keep them clear of mulch and concrete, leave them in place, and call before landscaping so we can relocate them.
Treated soil should not be dug up. If a garden bed, paving or a deck is going in against the house, call us before it does.
Annual inspections at minimum under AS 3660.2, and more frequently in high-risk locations. Once a property has had termites, those inspections are what protect it.
Treatment removes the colony. These property conditions attract the next one, and most are cheap to fix.
A timber pest inspection before exchange costs a fraction of what concealed damage costs afterwards, and it is the one point where you still have negotiating room on a Darlinghurst purchase.
Risk is partly about the street, not just the building. Old stumps, timber fences and untreated structures nearby all sustain colonies within foraging distance of a Darlinghurst home.
Termite pressure is not even across Sydney and it is not even across Darlinghurst either. Blocks with mature trees, poor drainage or timber retaining are the ones worth watching.

We work out where termites are coming from before choosing a method, rather than spraying what's visible.
You get written records of products used, areas treated and visits made, suitable for an insurer or a buyer's inspector.
The program includes its own follow-ups, so baiting is never left part-done.

Same-day attendance is usually available. Darlinghurst sits roughly 1.5 km south-east of the CBD, inside our Sydney CBD & Inner City run, so we book a time and keep to it.
Density is the whole answer. Shared walls, shared risers and shared bins mean termites move between lots freely, which is why single-unit treatments here often do not hold.
It is apartment stock, which means the treatment has to account for risers and bin rooms as well as your own kitchen.
We do. A lot of our Darlinghurst work is rentals and strata, so the report, the products used and the areas treated are all recorded in writing for whoever needs them.
Yes, with the usual care. Everything is APVMA-registered and used to label, and we will work around pets, aquariums and anyone in the house with a respiratory condition if you tell us when you book.
Generally no. We will tell you on arrival if any part of the job means keeping out of a room for a while, so there are no surprises.
For a standard Darlinghurst home, one to two hours. We would rather tell you it will take longer up front than rush it.
Treatments carry a 6-month warranty and we re-inspect annually. If activity continues past the expected period, call us and we will come back.
We do. Darlinghurst and Rushcutters Bay, Woolloomooloo, Paddington and Elizabeth Bay are all on the same route, which helps if you own more than one property in the area.
