Repairing the damage
Hold the repairs until elimination is confirmed - taking out the timber early removes the bait. Then have a builder assess the structural members, bearers and studs and roof timbers included.

Where Granville sits, who covers it and what it costs.
Granville is part of the Greater Parramatta & Cumberland, 19.1 km or so west of the GPO, and 2142 is a postcode we know well. We run Granville on a regular route, and same-day attendance is usually available.
The Granville addresses we attend cluster around Granville station and Clyde station. F S Garside Park is another part of the suburb we are called to often.
This is the City of Parramatta and Cumberland area, and our runs here also take in Clyde, Harris Park and Rosehill. Most of the housing here shares a wall, a roof void or a sub-floor with something else, so we check what adjoins the property rather than treating it in isolation.
The bulk of our Granville work is older semis with a paved rear courtyard and a sub-floor that no longer dries out. Mention the detail when you call 1300 313 373 - it decides how long we need on site.
The rest of 2142 is covered too, including the pockets around Coronation Park and Westfield Parramatta.
We confirm your slot the day before and arrive at a stated time. Clyde and Harris Park sit on the same run, so earlier appointments in 2142 come up regularly.
Tap along the skirting, the architraves and the door frames. Sound timber gives a solid note; timber eaten from inside gives a light, drum-like one. It is the cheapest check a Granville owner can do.
Termites are after cellulose, which means skirtings, architraves, door jambs, built-in wardrobes, floorboards and the paper facing on plasterboard - not just the frame. Stored cardboard and books in a Granville garage are fair game too.
Garden beds built up over the slab edge, timber sleepers against the wall, and mulch piled to the brickwork all give termites a covered path straight past whatever protection the house has. It is the most common fault we find in Granville.
Photos from our own Sydney termite jobs. Most properties need one primary method, and some need two working together.

A ring of in-ground stations, each baited once termites are feeding. Because the workers carry it back to the nest, the colony itself is what gets eliminated rather than the ones you see.

The stations get opened, read and refilled on a regular cycle. Let that slip and the program stalls - it is the usual explanation for one that never completed.

Where we find them working in a frame or wall lining, bait goes on over the workings themselves and the colony begins feeding the same day.

We trench along the footings and apply termiticide, drilling and injecting through paths and slabs where trenching is not possible, so the treated zone is continuous.

In suspended floors, the soil around piers and along the walls is included, because subfloors are where concealed activity very often begins.

The eaten timber is identified and recorded so a builder can quote. Hold the repairs until the colony is confirmed dead or you may remove what they are feeding on.
What you do in the first day or two affects how quickly the colony can be eliminated.
Surface spray and bombs are the worst thing to use here. The colony retreats from the treated area and you lose the access point we needed.
Mud tubes and eaten timber are best left alone. Open them up and they dry out, the termites withdraw, and the treatment takes longer.
Take pictures of anything you have seen and remember where. It tells us what to bring and where to start.
Have a look for a dripping tap, a hot water overflow or an air conditioner drain near where you found them. Damp soil is an attractant and has to be dealt with as well.
Subterranean termites feed continuously, so waiting costs timber. Same-day and next-day inspections are available right across Sydney.
Activity in one lot of a strata building is rarely confined to that lot. Let the strata manager know as soon as you find it.

Both are recognised approaches for existing buildings under AS 3660.2. The right choice depends on your property.
| Consideration | Baiting system | Chemical soil barrier | Combination |
|---|---|---|---|
| Purpose | Elimination of the colony feeding on the structure | A treated band of soil that affects termites travelling through it | Both: the active colony goes, and new ones are deterred |
| What the work involves | Setting stations into the soil around the building and baiting active workings directly | Trenching the footings and injecting through drilled holes in paths and slabs | The bait goes in first; the soil treatment follows once elimination is confirmed |
| Disturbance | Minimal: no drilling of paths or digging of garden beds | Small holes drilled in paving and later sealed; digging along gardens | Spread across staged visits |
| Maintenance | Scheduled checks of each station, which also serve as monitoring | Longevity depends on the label and the site, and it can be renewed | Ongoing station checks run in parallel with the barrier |
| Typically chosen for | Active termites, sites under extensive paving, or where chemical input must be minimised | Properties where there is good access to the soil at the footings | Heavy activity, a history of attacks, or a high-risk bushland block |

Termite treatment is a program over several visits, not a one-off spray.
We confirm which termite it is and how far it has gone, following the tubing and checking roof void, subfloor and garden for the nest.
Everything goes in writing before we start - method, treatment areas, products and the follow-up schedule - at a fixed price.
The active colony is treated either by baiting - directly on the workings or via in-ground stations - or by applying termiticide to the soil on their route.
Return visits carry on until there is no activity left, with bait checked and refilled at each. The duration comes down to colony size and season.
With the colony eliminated, the next question is protection - a soil barrier, continued station monitoring, or both together.
Everything applied is recorded in writing, with the recommended date for your next timber pest inspection.
Treatment starts from $179. Your fixed quote comes after we've seen the activity.
| Factor | Why it changes the price |
|---|---|
| Where they are working | A single affected door frame is a small job; activity through the subfloor and wall frames is not |
| Which method is used | Above-ground bait, in-ground stations and a full soil barrier each take different product and labour |
| How big and how reachable | Time goes up with perimeter length, and again with low subfloor clearance or narrow side access |
| Paved areas | Any path, patio or garage slab needing drilling and injection adds time over open soil |
| Follow-up schedule | Baiting is not one visit. It runs until elimination, and bigger colonies need more returns |
| Kind of property | Strata, commercial and extended homes - including granny flats - are individually scoped |

Hold the repairs until elimination is confirmed - taking out the timber early removes the bait. Then have a builder assess the structural members, bearers and studs and roof timbers included.
The in-ground stations are flush to the soil with locking lids. Leave them where they are - not buried in mulch, not concreted over - and tell us before any landscaping so we can relocate them.
The barrier depends on the soil staying put. Garden beds, pavers and decks built against the house are the usual way one gets broken, so talk to us before the work.
Inspections at least every 12 months is the AS 3660.2 recommendation, with shorter intervals in high-risk areas. Post-treatment, that is what finds the next colony while it is small.
Treatment removes the colony. These property conditions attract the next one, and most are cheap to fix.
Termites do not respect boundaries. A neglected yard or a demolition next door in Granville can push foraging onto your property, which is why we inspect fence lines and boundaries rather than only the house.
Termites will nest inside a living tree. If there is a mature gum close to a Granville house, that is worth including in the inspection rather than assuming the risk is only in the soil.
The Greater Parramatta & Cumberland has its own pattern - the properties backing onto reserve, gully or paddock see the most pressure, and those are the ones where an annual inspection genuinely earns its cost.

We work out where termites are coming from before choosing a method, rather than spraying what's visible.
Everything is documented - products, treated areas, follow-up visits - for your records, your insurer or a future buyer.
The program includes its own follow-ups, so baiting is never left part-done.

Get a Free QuoteTermite treatment starts from $179 and a full timber pest inspection from $159. We quote on the property rather than the postcode, so a unit in Granville and a large house are priced differently. The figure is fixed before any work starts. Treatments carry a 6-month warranty and we re-inspect annually.
Same-day attendance is usually available. Granville is about 19.1 km west of the CBD in the Greater Parramatta & Cumberland, and we give you a firm arrival time rather than an all-day window.
Joined housing is the reason. Where walls, roof voids and sub-floors are continuous between properties, termites are a street-level problem rather than a house-level one.
Joined housing with ageing drainage. That combination decides where product goes far more than the floor plan does.
Yes - freestanding homes, townhouses, apartments, rentals and business premises in Granville 2142 are all covered, with documentation suitable for an agent or a strata manager.
Yes, applied correctly. Products are registered for this use, placed out of reach rather than across open surfaces, and you will know what to stay off and for how long.
In most cases you can stay. Where an area does need to be left clear it is for a couple of hours at most, and we say so before we start.
For a standard Granville home, one to two hours. We would rather tell you it will take longer up front than rush it.
Treatments carry a 6-month warranty and we re-inspect annually. If it is not holding, call us - that is exactly what the warranty is for.
