Repairing the damage
Repairs come last. Until we confirm there is no activity, replacing timber can take away the bait the colony was feeding on. Structural timber - bearers, studs, roof members - needs a builder's assessment.

What we cover in Greenwich, and how quickly we can get there.
Greenwich is part of the Lower North Shore, 4.6 km or so north-west of the GPO, and 2065 is a postcode we know well. Our technicians are through Greenwich most days, so same-day attendance is usually available.
The Greenwich addresses we attend cluster around Holloway Park and Greenwich Baths. Mall 88 is another part of the suburb we are called to often.
North Sydney, Mosman, Willoughby, Lane Cove and Hunters Hill is the council area for Greenwich, and we treat Wollstonecraft, Waverton and Woolwich on the same schedule. Period homes near the harbour tend to have sub-floors, original timber and gardens running down to the boundary, so the inspection covers well beyond the kitchen.
Around Greenwich the pattern is fairly consistent: older homes near the water with a sub-floor that never fully dries. Tell us which it is on the phone and we will come prepared for it.
Lane Cove Country Club and Wollstonecraft station are on the same round, which means every part of 2065 is within our area.
When you book, we confirm the 2065 run the day before and give you an arrival time rather than a window. If we are already out at Wollstonecraft or Waverton that morning, we will usually offer you the earlier slot.
Blistered or rippled paint over a flat surface is worth a second look. In Greenwich homes that is frequently workings pushing the paint film up from behind.
Storm, fire and flood are covered. Termites are not, anywhere in Australia. A Greenwich repair bill lands entirely on the owner, which is why the cheapest termite money you will ever spend is the inspection.
We have found colonies feeding on skirting boards, wardrobe carcasses, stored books and the paper face of plasterboard in Greenwich houses. Structural timber is the worst outcome, not the only target.
Photos from our own Sydney termite jobs. Most properties need one primary method, and some need two working together.

Soil stations placed around the footings. The timber inside draws termites in, bait replaces it, and the nest is destroyed by the workers' own foraging.

Stations are opened on a schedule to check for feeding and top up bait. Missed checks are a common reason baiting programs stall.

If there is active work inside a wall or architrave, we can mount bait straight onto it, which puts the colony onto bait immediately rather than waiting for them to find a station.

A treated zone in the soil: termiticide trenched in along the footings, and injected through holes drilled in paving or slab where there is no open soil.

In suspended floors, the soil around piers and along the walls is included, because subfloors are where concealed activity very often begins.

We show you where timber has been eaten so a builder can assess repairs, which should wait until the colony is confirmed dead.
What you do in the first day or two affects how quickly the colony can be eliminated.
Resist the spray can. You will kill a few workers and move the rest somewhere you cannot see, leaving nothing to bait.
Leave the mud tubing and the damaged timber as you found it. Once broken open it dries out and termites abandon it.
Photos help. Mud tubes, eaten timber, winged termites, and a note of the location, all make the visit more efficient.
Moisture is usually part of the story: a leaking tap, the hot water overflow, the air conditioner condensate line. Damp soil pulls termites in, so it needs fixing too.
Subterranean termites feed continuously, so waiting costs timber. Same-day and next-day inspections are available right across Sydney.
If you are in a unit or townhouse, activity in your lot usually touches common property - tell the strata manager early.
One call to a licensed Sydney technician gets you straight advice and a fixed quote within 30 minutes.
Both are recognised approaches for existing buildings under AS 3660.2. The right choice depends on your property.
| Consideration | Baiting system | Chemical soil barrier | Combination |
|---|---|---|---|
| Purpose | Elimination of the colony feeding on the structure | A treated band of soil that affects termites travelling through it | Both: the active colony goes, and new ones are deterred |
| How it goes in | Stations in the soil around the perimeter, plus bait on active workings | Trenching along footings, and drilling and injecting through paths and slabs | Bait first, then the soil treatment once the colony is gone |
| How intrusive it is | Low. Nothing drilled, nothing dug out of the garden | Paving gets small drill holes which are then sealed, and gardens get trenched | Spread over staged visits rather than one disruptive day |
| What it needs afterwards | The stations are checked on schedule and stay in place as monitoring | Service life is set by the product label and the site conditions; re-application is possible | Stations keep being checked alongside the working barrier |
| Where it fits | Active termites, sites that are mostly paved, and cases where less chemical is preferred | Buildings where the soil around the footings is readily accessible | Heavy infestations, repeat attacks, and high-risk sites backing onto bushland |

Termite treatment is a program over several visits, not a one-off spray.
We confirm which termite it is and how far it has gone, following the tubing and checking roof void, subfloor and garden for the nest.
A fixed written quote: which method, which areas, which products, and how many follow-up visits it needs.
Bait goes onto active workings or into in-ground stations, or termiticide is applied to the soil where termites travel.
Return visits carry on until there is no activity left, with bait checked and refilled at each. The duration comes down to colony size and season.
Once it is dead we talk about keeping the next one out - soil barrier, ongoing station checks, or both.
Everything applied is recorded in writing, with the recommended date for your next timber pest inspection.
Treatment starts from $179. Your fixed quote comes after we've seen the activity.
| Factor | Why it changes the price |
|---|---|
| How far it has spread | One door frame is quick. Activity through the subfloor and into the wall frames is a much bigger job |
| The approach taken | Bait above ground, stations in the ground and a complete soil barrier are not comparable on product or labour |
| Access and perimeter | Long footings, restricted subfloor height and narrow passages down the side all add labour |
| Paving and slabs | Where a path, patio or garage slab has to be drilled and injected, it takes longer than open ground |
| How many visits | Baiting continues until elimination, so the colony's size decides how many return visits are needed |
| Building type | Strata buildings, commercial sites and homes with extensions or granny flats are scoped individually |

The in-ground stations are flush to the soil with locking lids. Leave them where they are - not buried in mulch, not concreted over - and tell us before any landscaping so we can relocate them.
The barrier depends on the soil staying put. Garden beds, pavers and decks built against the house are the usual way one gets broken, so talk to us before the work.
Inspections at least every 12 months is the AS 3660.2 recommendation, with shorter intervals in high-risk areas. Post-treatment, that is what finds the next colony while it is small.
Treatment removes the colony. These property conditions attract the next one, and most are cheap to fix.
Nasutitermes is common in gardens around Greenwich and far less destructive than Coptotermes. Knowing which you have is the difference between urgent and manageable.
Termites will nest inside a living tree. If there is a mature gum close to a Greenwich house, that is worth including in the inspection rather than assuming the risk is only in the soil.
Termites do not respect boundaries. A neglected yard or a demolition next door in Greenwich can push foraging onto your property, which is why we inspect fence lines and boundaries rather than only the house.

Finding the source comes before picking a treatment. Spraying the visible workers is not a plan.
A documented job: what was used, where, and when we returned - for your files, your insurer or whoever buys the place.
Return visits are included rather than optional, which is why our baiting programs actually finish.

Get a Free QuoteTermite treatment starts from $179 and a full timber pest inspection from $159. Two things move it: how big the place is, and how far it has already spread. We work that out on the phone or on site and tell you the figure before anything starts in Greenwich. Treatments carry a 6-month warranty and we re-inspect annually.
At roughly 4.6 km north-west of the city, Greenwich is on a route we run regularly. Same-day attendance is usually available. You will be given a time, not a window.
Harbourside blocks are often steep, with the lower level cut into the slope. Those lower levels stay cool and damp, which is where we usually find termites.
Period homes with sub-floors and mature gardens. The inspection covers the sub-floor, the perimeter and the planting, not just the interior.
Yes. Houses, townhouses, units, strata common property, rentals and commercial sites in Greenwich 2065 are all part of what we do, and the paperwork is the kind agents accept.
It is, as long as you follow what we tell you on the day - usually keeping off treated surfaces for a couple of hours. Let us know at booking about young children, pets or an aquarium.
In the great majority of jobs, no. If one area needs to be left for an hour or two we say so before we start rather than after.
Allow one to two hours for a typical Greenwich property. Larger homes, or ones where the problem has spread, take longer and we will say so when we quote.
Treatments carry a 6-month warranty and we re-inspect annually. A return visit within the warranty period costs you nothing.
We cover the whole of Greenwich, from the streets around Greenwich Baths out to the suburb boundary and on into Wollstonecraft.
