Repairing the damage
Hold the repairs until elimination is confirmed - taking out the timber early removes the bait. Then have a builder assess the structural members, bearers and studs and roof timbers included.

Our Lower North Shore technicians cover Spit Junction and the rest of 2088 as a matter of course - it is only about 5.7 km north-east of the city. Our technicians are through Spit Junction most days, so same-day attendance is usually available.
If you are near Memory Park, Hunter Park or Sydney Harbour National Park, that is ground we cover constantly - it is the busiest part of Spit Junction for us.
We work under the North Sydney, Mosman, Willoughby, Lane Cove and Hunters Hill area here, and Mosman, Cremorne and Clontarf are all on the same route, which matters when termite problems are moving between adjoining properties. A lot of the housing here is older and close to the water, so sub-floors and lower levels hold damp - and damp is what keeps a population going.
What we see in Spit Junction is waterfront and near-waterfront homes with damp sub-floors and mature gardens. Describing it accurately when you book saves a second visit.
Bradley Bushland Reserve and Bridge Point Shopping Centre are on the same round, which means every part of 2088 is within our area.
When you book, we confirm the 2088 run the day before and give you an arrival time rather than a window. If we are already out at Mosman or Cremorne that morning, we will usually offer you the earlier slot.
No standard home policy in NSW covers termite damage. That is the single fact that changes how Spit Junction owners think about an annual inspection - there is no safety net behind it, so the inspection is the safety net.
Blistered or rippled paint over a flat surface is worth a second look. In Spit Junction homes that is frequently workings pushing the paint film up from behind.
On warm, humid evenings a mature colony releases winged reproductives. If you find small piles of shed wings on a Spit Junction windowsill or in a web, a flight has happened close by - often on your own block.
Photos from our own Sydney termite jobs. Most properties need one primary method, and some need two working together.

Stations go into the ground around the building with timber inside. Termites locate it, we switch the timber for bait, and the colony is eliminated from the inside out.

The stations get opened, read and refilled on a regular cycle. Let that slip and the program stalls - it is the usual explanation for one that never completed.

Where termites are working inside a wall or door frame, bait can be fixed directly over the active workings so the colony starts feeding straight away.

Termiticide placed into the soil around the building - trenched where there is soil, injected through drilled holes where there is concrete - forming a treated zone termites have to cross.

In suspended floors, the soil around piers and along the walls is included, because subfloors are where concealed activity very often begins.

You will be shown every piece of affected timber so a builder can price the repairs. Those repairs should wait until we have confirmed the colony is gone.
What you do in the first day or two affects how quickly the colony can be eliminated.
A can of spray takes out the ones you can see and sends the rest away from that spot - which removes the one place bait could have reached them.
Leave mud tubes and damaged timber intact. Broken workings dry out and termites may retreat, which slows treatment.
A few photos of the mud tubes, the affected timber or any winged insects, plus a note of where they were, lets us plan the visit properly.
Check what is wetting the soil nearby: taps, hot water overflow, condensate lines. That damp is part of why they are there.
Don't sit on it. The colony keeps working, and we can usually inspect active termites the same or next day anywhere in Sydney.
Activity in one lot of a strata building is rarely confined to that lot. Let the strata manager know as soon as you find it.
A licensed Sydney technician will talk it through and give you a fixed quote within half an hour.
Both are recognised approaches for existing buildings under AS 3660.2. The right choice depends on your property.
| Consideration | Baiting system | Chemical soil barrier | Combination |
|---|---|---|---|
| The job it does | Wipes out the colony currently eating the building | Treats the soil around the building so anything crossing it is affected | Deals with the live colony, then protects against new arrivals |
| What the work involves | Setting stations into the soil around the building and baiting active workings directly | Trenching the footings and injecting through drilled holes in paths and slabs | The bait goes in first; the soil treatment follows once elimination is confirmed |
| Disruption to the property | Very little - no paths drilled, no garden beds dug up | Small holes through paving, sealed afterwards, and trenching along garden beds | Shared out over several staged visits |
| Looking after it | Stations get opened on a schedule and remain as a monitoring system | Label and site determine the service life; it can be re-applied later | Station monitoring continues for as long as the barrier is in service |
| Suits | Active termites, heavily paved sites, or where chemical use needs limiting | Homes with good access to soil around the footings | Heavy activity, repeat attacks or high-risk sites near bushland |

Termite treatment is a program over several visits, not a one-off spray.
We confirm which termite it is and how far it has gone, following the tubing and checking roof void, subfloor and garden for the nest.
A fixed written quote: which method, which areas, which products, and how many follow-up visits it needs.
We put bait onto the live workings or into in-ground stations, or treat the soil they travel through with termiticide.
Return visits carry on until there is no activity left, with bait checked and refilled at each. The duration comes down to colony size and season.
With the colony eliminated, the next question is protection - a soil barrier, continued station monitoring, or both together.
You get the paperwork - what went where - along with when the next timber pest inspection is due.
Treatment starts from $179. Your fixed quote comes after we've seen the activity.
| Factor | Why it changes the price |
|---|---|
| Extent of the attack | Contained activity in a single frame costs far less than termites spread across the subfloor and wall framing |
| Which method is used | Above-ground bait, in-ground stations and a full soil barrier each take different product and labour |
| Perimeter length & access | Long perimeters, low subfloor clearance and narrow side passages add time |
| Paved areas | Any path, patio or garage slab needing drilling and injection adds time over open soil |
| Return visits | A baiting program runs until the colony is eliminated, and a big colony needs more visits to get there |
| Kind of property | Strata, commercial and extended homes - including granny flats - are individually scoped |

Hold the repairs until elimination is confirmed - taking out the timber early removes the bait. Then have a builder assess the structural members, bearers and studs and roof timbers included.
In-ground stations sit flush with the soil and have locking lids. Don't move them, bury them under mulch or pour concrete over them. Tell us before landscaping so stations can be relocated.
Leave the treated soil undisturbed. New beds, paving or decking against the wall can cut through the zone - call us first and we will plan around it.
The standard, AS 3660.2, recommends an inspection at least annually and more frequently where risk is high. After a treatment, those inspections are how a new colony gets caught early.
Treatment removes the colony. These property conditions attract the next one, and most are cheap to fix.
If you are anywhere in 2088, or over toward Mosman, you are inside the area we cover for inspections and treatment.
Around Spit Junction the risk is driven by what is in the soil and what the house is made of. Timber-framed homes with gardens against the slab edge are the ones we find activity in most often.
Nasutitermes is common in gardens around Spit Junction and far less destructive than Coptotermes. Knowing which you have is the difference between urgent and manageable.

The method is chosen after we know where the colony is - not by spraying whatever is in sight.

Baiting only works if someone comes back, so the return visits are built into the program from the start.

At roughly 5.7 km north-east of the city, Spit Junction is on a route we run regularly. Same-day attendance is usually available. You will be given a time, not a window.
Much of the housing near the harbour is old, with suspended floors and sub-floors that hold damp. Add mature gardens running to the boundary and termites have both shelter and moisture.
Established housing near the water, much of it with original timber and sub-floor space that no longer ventilates properly.
We do. A lot of our Spit Junction work is rentals and strata, so the report, the products used and the areas treated are all recorded in writing for whoever needs them.
Yes, applied correctly. Products are registered for this use, placed out of reach rather than across open surfaces, and you will know what to stay off and for how long.
Usually not. Most of the work is done with you in the house, and where a room does need to be clear it is for a short period we will tell you about on arrival.
Allow one to two hours for a typical Spit Junction property. Larger homes, or ones where the problem has spread, take longer and we will say so when we quote.
Treatments carry a 6-month warranty and we re-inspect annually. If activity continues past the expected period, call us and we will come back.
We cover the whole of Spit Junction, from the streets around Bridge Point Shopping Centre out to the suburb boundary and on into Mosman.
