Expect more sightings, not fewer - slow-moving cockroaches out in the open or dead on the floor. That is the bait and growth regulator taking effect. Sweep them up.

What we cover in Beecroft, and how quickly we can get there.
Beecroft is part of the Ryde & the Northern District, 18.7 km or so north-west of the GPO, and 2119 is a postcode we know well. We run Beecroft on a regular route, and same-day attendance is usually available.
Most weeks we are somewhere between Cheltenham station and Booth Park in Beecroft, and Observatory Park is close enough to be on the same run.
We cover Cheltenham, Pennant Hills and Epping on the same runs as Beecroft, which helps when cockroach problems are moving between neighbouring properties. The building stock is close-packed, so we look at what the property adjoins before deciding where product goes.
Most Beecroft bookings come in as apartments and converted blocks where the kitchen backs onto a service riser. Say which one applies when you call 1300 313 373 and the technician will have the right products on the van.
A large German cockroach population has a distinct musty, oily smell that gets into cupboards, drawer liners and anything cardboard. It comes from their droppings and secretions, and it lingers until the harbourage itself is cleaned out.
Find the harbourage and the job is most of the way done. We look for the places that stay warm overnight and are never cleaned: appliance housings, the underside of drawers, cable entries and the back of the kickboard.
Nobody gets bitten by a cockroach. The risk is what comes off their feet onto a Beecroft benchtop after a trip through the drain line, which matters most in a house with small children or anyone with a weakened immune system.
Knowing the species tells us where the nest is and which treatment will work. Two of these photos are from our own Sydney jobs.

Around 12 to 15 mm, light brown, two dark stripes running back from the head. It never really leaves the building - warmth, a food source and a little moisture keep it going, and it out-breeds every other cockroach in a kitchen.

The big reddish-brown one, reaching around 4 cm. Its home is the drain line, the grease trap, the stormwater pit or the subfloor - it visits the kitchen, it does not live there.

Similar in size to the American cockroach but with pale yellow edges near the head and along the wings. Despite the name it is an outdoor species that comes in from gardens, mulch and subfloors.

Small, with light bands across the back. Unlike the others it avoids damp, preferring warm dry places up high - behind wall hangings, inside appliance housings and in upper cupboards.

One of our Sydney inspections, showing German cockroach activity. The harbourage itself tells the story: droppings, cast skins and egg cases give us both the species and the scale.

Taken on an Elite commercial job - harbourage inside the equipment itself. Motor cavities, door seals and hollow legs stay warm all night and rarely see a cloth.
Where and when you see them is often a better clue than size. Use this to tell us what you are seeing when you call.
| What you see | Likely species | Where the nest usually is | What treatment focuses on |
|---|---|---|---|
| Daytime sightings near the sink, plus specks of droppings along the joins in cupboards | German cockroach - the one species that lives and breeds indoors | Hinges and drawer runners, the gap behind fridge and dishwasher, behind kickboards, inside motor housings | A bait rotation paired with a growth regulator, placed into cracks rather than sprayed about |
| A large cockroach or two after dark, always near a drain, the laundry or the bathroom | American cockroach | The sewer and stormwater pits, the subfloor, and floor-waste traps that have dried out | Pit and drain treatment, the subfloor, and sealing the gaps around pipe penetrations |
| Large cockroaches edged in pale yellow, around the garage or just inside a back door | Australian cockroach | Mulch and leaf litter, woodpiles, and up in the roof void | Perimeter work outside, a dusting of the roof void, and clearing the garden harbourage |
| Small cockroaches in bedrooms, in the TV unit or behind frames, away from the kitchen | Brown-banded cockroach | Warm, dry furniture and electrical appliances | Targeted baiting in living and sleeping areas |
| Cockroaches that always come back to the flat no matter how well you treat your own kitchen | German cockroach moving around the block | Shared service risers, the bin room, and cavities inside the party walls | Treating the whole building together. See strata pest control |

The egg case - around 30 eggs, carried by the female until just before hatching - is shielded from anything applied to a surface. That is why the population reappears after a DIY attempt.
A female will make several egg cases, and in kitchen warmth her young are breeding within weeks. Small numbers do not stay small.
Because they repel, bombs and aerosols spread the problem: deeper into the walls, into the neighbouring unit, and over the surfaces you prepare food on.
What they leave behind matters: droppings, saliva and cast skins are known asthma and allergy triggers, so this is a health question as much as a comfort one.
What the technician does on the day, in the order it happens.
Step one is knowing which cockroach you have. Step two is finding where it shelters: torch and inspection mirror through hinges, appliance cavities, kickboards and wall voids.
Where build-up is feeding them, you will get a short list of what to clean and the order to do it in - bait has to out-compete everything else available.
Dots of professional gel are placed in the cracks they run through. One feeds, carries it back to the harbourage, and it works through the colony from the inside.
The growth regulator keeps nymphs from ever breeding; dust handles the wall voids and cavities that no gel dot can reach.
Pits, floor wastes, the subfloor and the roof void get treated for the American and Australian species - they come in from there, so that is where it has to be done.
A written summary comes with the job. Heavy activity still there after two weeks, or a return within 6 months of a general treatment, and we come back for nothing.
Some DIY options help with a few stray cockroaches. An established German cockroach colony is a different job.
| Method | What it does well | Where it falls short |
|---|---|---|
| Aerosol surface spray | Effective on the one you are aiming at | Leaves egg cases and wall voids untouched, and scatters the rest further in |
| Bug bombs and foggers | Treats the exposed surfaces of a room in one go | Nothing reaches the hiding places, residue settles on food surfaces, and the colony scatters |
| Retail bait stations | Can help if you have only seen a few | The bait volume is small, and competing food such as grease wins out |
| Professional gel bait rotation | Fed on inside the harbourage and shared through the colony, with the option to swap formulations | Only works with the food competition removed, and needs days to two weeks |
| Insect growth regulator | Prevents the young reaching breeding age, which ends the egg-case cycle | Slow by design, so we never use it on its own - it goes in with bait |
Ten minutes of preparation lets the bait reach more cockroaches.
Expect more sightings, not fewer - slow-moving cockroaches out in the open or dead on the floor. That is the bait and growth regulator taking effect. Sweep them up.
Activity should fall steadily. Leave bait spots in hinges and cracks alone, and avoid spraying your own insecticide over them, which can make cockroaches refuse the bait.
Where activity continues, raise it with your agent or strata manager, because they cross between lots. See apartment pest control for how a building-wide treatment runs.
Steady activity at the two-week mark, or a return inside 6 months of a general treatment, means a warranty re-treatment - ring 1300 313 373.
For a Beecroft cafe or restaurant the standard is different: a documented program, a site plan with numbered monitoring points, and a report an auditor will accept. We work to that rather than turning up with a spray pack.
The pattern we see across Beecroft and the wider Ryde & the Northern District is a surge after the first properly warm week, then steady pressure until autumn. Treating before that surge is far cheaper than treating after it.
A good share of our Beecroft work sits close to Pennant Hills Marketplace, though the back streets and the Cheltenham boundary are just as familiar.
Identify first, then treat: bait and growth regulator for German cockroaches, pit and subfloor work for the species that come up the drains.
Precise gel placement into cracks and hinges rather than spraying the surfaces you cook on.
Apartments through to commercial kitchens, with food businesses serviced when they are closed.
If cockroaches return inside 6 months of a general treatment, we come back free of charge.

Get a Free QuoteA cockroach treatment starts from $89. Two things move it: how big the place is, and how far it has already spread. We work that out on the phone or on site and tell you the figure before anything starts in Beecroft. Every general treatment carries a 6-month warranty.
Same-day attendance is usually available. Beecroft is about 18.7 km north-west of the CBD in the Ryde & the Northern District, and we give you a firm arrival time rather than an all-day window.
Terraces and semis share walls, roof voids and sub-floors, so cockroaches move between houses without ever going outside. That is the single biggest factor here.
Terraces and semis, often with a paved rear courtyard that traps damp against the wall - both of which shape the job.
We do. A lot of our Beecroft work is rentals and strata, so the report, the products used and the areas treated are all recorded in writing for whoever needs them.
Yes, applied correctly. Products are registered for this use, placed out of reach rather than across open surfaces, and you will know what to stay off and for how long.
Most of the time you can carry on as normal. If a particular area needs to be empty we will flag it when we arrive and it is rarely more than a couple of hours.
Usually between one and two hours on site. Bigger properties and heavier infestations take more, and that is included in the quote rather than added afterwards.
Every general treatment carries a 6-month warranty. A return visit inside that period does not cost you anything.
Yes. As well as Beecroft we cover Cheltenham, Pennant Hills, Epping and Westleigh on the same runs, so a job that crosses a boundary can be handled in one visit.
