Repairing the damage
Hold off on repairs until we confirm the colony is no longer active. Replacing timber too early can remove the bait termites were feeding on. A builder should assess structural members like bearers, studs and roof timbers.

What we cover in Smithfield, and how quickly we can get there.
Our Greater Parramatta & Cumberland technicians cover Smithfield and the rest of 2164 as a matter of course - it is only about 24.9 km west of the city. We run Smithfield on a regular route, and same-day attendance is usually available.
Most weeks we are somewhere between Fairfield Heights Shopping Mall and Neeta City Shopping Centre in Smithfield, and Fairfield Heights Park is close enough to be on the same run.
The suburb sits in the City of Parramatta and Cumberland area. Fairfield Heights, Guildford West and Fairfield are all covered on the same day, so a problem that has spread across a boundary can be handled in one visit. Most of the housing here shares a wall, a roof void or a sub-floor with something else, so we check what adjoins the property rather than treating it in isolation.
Most Smithfield bookings come in as older semis with a paved rear courtyard and a sub-floor that no longer dries out. Say which one applies when you call 1300 313 373 and the technician will have the right products on the van.
We also work the streets near Brenan Park and across toward Hyland Road Reserve - the whole of 2164 is covered.
The 2164 run is set the day before and you are given an arrival time. Where Fairfield Heights and Guildford West fall on the same round, we can usually bring the visit forward.
Garden beds built up over the slab edge, timber sleepers against the wall, and mulch piled to the brickwork all give termites a covered path straight past whatever protection the house has. It is the most common fault we find in Smithfield.
People picture termites eating a house in a season. It is slower than that and worse: a colony works quietly inside the frame of a Smithfield house for years before anything shows on the surface.
Blistered or rippled paint over a flat surface is worth a second look. In Smithfield homes that is frequently workings pushing the paint film up from behind.
Photos from our own Sydney termite jobs. Most properties need one primary method, and some need two working together.

Stations set into the soil around the building. Once termites find the timber inside, it is swapped for bait they carry back to the nest, which is how the colony is eliminated.

The stations get opened, read and refilled on a regular cycle. Let that slip and the program stalls - it is the usual explanation for one that never completed.

Bait fitted directly over live workings in a wall or frame. There is no waiting for termites to discover it - they are already there.

A continuous treated zone in the soil along the footings, applied by trenching and, under paving and slabs, by drilling and injecting.

The subfloor is included on suspended floors - soil around the piers and along the walls - since that is the usual starting point for activity nobody saw.

You will be shown every piece of affected timber so a builder can price the repairs. Those repairs should wait until we have confirmed the colony is gone.
What you do in the first day or two affects how quickly the colony can be eliminated.
Surface spray and bombs are the worst thing to use here. The colony retreats from the treated area and you lose the access point we needed.
Leave mud tubes and damaged timber intact. Broken workings dry out and termites may retreat, which slows treatment.
Photos help. Mud tubes, eaten timber, winged termites, and a note of the location, all make the visit more efficient.
Have a look for a dripping tap, a hot water overflow or an air conditioner drain near where you found them. Damp soil is an attractant and has to be dealt with as well.
Every day of delay is more timber gone. Active termite inspections are available same or next day anywhere in Sydney.

Both are recognised approaches for existing buildings under AS 3660.2. The right choice depends on your property.
| Consideration | Baiting system | Chemical soil barrier | Combination |
|---|---|---|---|
| What it is for | Destroying the colony that is feeding on your building | Putting a treated zone in the soil, so termites moving through it are affected | Killing the colony that is there and guarding against the next |
| How it goes in | Stations in the soil around the perimeter, plus bait on active workings | Trenching along footings, and drilling and injecting through paths and slabs | Bait first, then the soil treatment once the colony is gone |
| Disturbance | Minimal: no drilling of paths or digging of garden beds | Small holes drilled in paving and later sealed; digging along gardens | Spread across staged visits |
| Looking after it | Stations get opened on a schedule and remain as a monitoring system | Label and site determine the service life; it can be re-applied later | Station monitoring continues for as long as the barrier is in service |
| Best suited to | Live activity, properties with a lot of paving, or where chemical use must be kept down | Houses with decent access to open soil along the footings | Serious activity, properties attacked before, or high-risk blocks near bush |

Termite treatment is a program over several visits, not a one-off spray.
We identify the termites, trace mud tubes and workings, and check the roof void, subfloor and garden for the likely nest and entry points.
The plan is written down and priced: method, areas treated, products used, follow-up visits included.
The active colony is treated either by baiting - directly on the workings or via in-ground stations - or by applying termiticide to the soil on their route.
We keep coming back to read the feeding and refill bait until the activity ends. How long that takes depends on the colony and the time of year.
Once it is dead we talk about keeping the next one out - soil barrier, ongoing station checks, or both.
You get the paperwork - what went where - along with when the next timber pest inspection is due.
Treatment starts from $179. Your fixed quote comes after we've seen the activity.
| Factor | Why it changes the price |
|---|---|
| Where the activity is | Termites in one door frame need far less work than activity spread through a subfloor and wall frames |
| Treatment method | The three approaches - above-ground bait, in-ground stations, full soil barrier - differ in both product and time |
| How big and how reachable | Time goes up with perimeter length, and again with low subfloor clearance or narrow side access |
| Concrete to work through | Open soil can be trenched quickly; paths, patios and slabs have to be drilled and injected |
| Number of follow-ups | Return visits carry on until the colony is gone - larger colonies take more of them |
| What sort of property | A strata block, a commercial site or a house with an extension or granny flat is quoted individually |

Stations sit level with the soil and lock shut. They must not be moved, mulched over or paved across. If landscaping is coming, let us know first and we will relocate them.
Leave the treated soil undisturbed. New beds, paving or decking against the wall can cut through the zone - call us first and we will plan around it.
Annual inspections at minimum under AS 3660.2, and more frequently in high-risk locations. Once a property has had termites, those inspections are what protect it.
Treatment removes the colony. These property conditions attract the next one, and most are cheap to fix.
Some species are destructive, some barely touch sound timber. We identify from the soldiers in the workings, because treating a Smithfield home for the wrong one wastes the visit.
We are around Fairfield Heights Shopping Mall and the surrounding streets regularly, and we inspect every address in 2164 - including the ones the big franchises will not travel to.
Around Smithfield the risk is driven by what is in the soil and what the house is made of. Timber-framed homes with gardens against the slab edge are the ones we find activity in most often.
NSW licence 5122967, with termite work planned around AS 3660.2 for existing buildings.
We work out where termites are coming from before choosing a method, rather than spraying what's visible.
You get written records of products used, areas treated and visits made, suitable for an insurer or a buyer's inspector.
Return visits are included rather than optional, which is why our baiting programs actually finish.

These houses were built joined together, and they have aged that way. Party walls, continuous roof voids and shared drainage give termites a route your front door has no bearing on.
Terraces and semis, often with a paved rear courtyard that traps damp against the wall - both of which shape the job.
Yes. We work in houses, units, strata blocks, rentals and commercial premises across Smithfield 2164, and we provide the written report agents and strata managers ask for.
It is, applied properly. We put product into cracks, voids and stations rather than across open surfaces, and we will tell you what to stay off and for how long before we leave.
You do not normally need to leave. Anything requiring an empty room is short, and you will know about it before the work starts.
Between one and two hours covers the majority of jobs. We do not book so tightly that a technician has to cut a job short.
